Where can I buy war-risk cover for a home in Lebanon and how much does it cost?
On this page
Short answer
Only from an insurer in Lebanon that still offers it, and few do. In March 2026 only about 5% of policies[1,2] in the market covered war, and in high-risk areas insurers wrote standard cover only. No price is published. Even in Beirut and Mount Lebanon it cost at least 5 to 6 times the earlier price. Ask several insurers or brokers for written quotes.

Why war cover is hard to find
Standard Lebanese policies do not pay for war damage. In March 2026 An-Nahar quoted a clause excluding any loss arising directly or indirectly from war, invasion, military operations, rebellion or warlike acts. That clause came from one person's car policy, and wording varies by insurer[1,2]. More in does home insurance cover war damage.
The law starts from the same place. According to Kallas Law Firm, under Art. 969 of the Code of Obligations and Contracts war risks are excluded unless agreed[3]. The firm adds that the insurer must prove the damage came from war, and that a clause putting that proof on you is void. So you have war cover only if your policy says so in writing.
Insurers also depend on reinsurers, and in March 2026 many had stopped covering Lebanon. The head of the insurers' association said this could make it difficult or impossible to add war cover to a renewed or expired policy[1,2].
What it costs
We found no published price for home war cover, no list of insurers that sell it and no statement from the insurance regulator, the Insurance Control Commission. The only figure is a multiple. In March 2026 the head of the insurers' association said war cover cost at least 5 to 6 times the earlier price[1,2], even in Beirut and Mount Lebanon, and that customers often turned it down as unaffordable.
He also said standard policy prices had not changed, while the war part moved hour by hour with reinsurers' rates[1]. Any quote you get is a snapshot, so ask how long it stays valid before you pay.
According to the association head in March 2026, people who bought a war-inclusive policy before the fighting started were being compensated normally for damage to homes, factories and cars. That is the industry's own statement and was not independently checked[1,2].
Where you can get it, and where you cannot
Location decides most of it. In March 2026 insurers were not writing war-inclusive cover in high-risk areas at all, and the source does not say which areas count as high-risk[1,2]. Ask each insurer directly whether it will cover your property. For the security picture by region, see is it safe to buy in the south, the Bekaa or Dahieh.
Outside war zones, insurers that did sell war cover added a clause making it cancellable 1 to 2 weeks after war starts[1,2], with a notice period. Damage during that notice period is still compensated. In practice the cover can end a week or two into the very war it was bought for.
If you buy with a Banque de l'Habitat loan, the bank requires life insurance monthly, home insurance yearly, in fresh USD[4,5], from insurers it accredits. The source calls the home policy a home (fire) insurance policy and says nothing about war cover. Ask BDH and the insurer whether war cover is included or can be added. More on BDH loan conditions.
How to look for war cover
- Have the property's details ready. The insurer needs to know exactly what it covers and where, so give the property's number and location as they appear on your papers. A recent Land Registry extract also shows the owner and any mortgages[6,7]. Here is how to get a Land Registry extract.
- Ask several insurers or brokers for a written quote. Go to licensed insurers or brokers directly, and ask the Association of Insurance Companies in Lebanon which members still write war cover. Ask for the premium, the currency, how long the quote is valid, and whether your area is excluded. If you live abroad, ask how they issue the policy and collect payment; we found no published rule on this.
- If damage happens, tell the insurer in writing. According to Kallas Law Firm, the law requires notice within 3 days[3] of learning of the event. Keep proof of sending, photos and the policy. Claims are time-barred 2 years from the incident, according to the same firm. Whether the 2026 law suspending deadlines changes that count has not been checked, so ask a lawyer. See how to claim for war damage.
It depends on
- The wording. Exclusions, cancellation clauses and notice terms differ by insurer. If the sums are large, have a lawyer read the offer.
