How we verify homes and brokers

What Verified means for a home

A Verified home has been checked on site by the agency that lists it. The check needs at least 3 photos taken at the home, with the phone's position within 250 m of the home's pin and photos taken within the last 24 hours. The badge lasts 180 days and then the home has to be checked again. Verified homes show first in search. A home without the badge has not been verified yet, and says so.

What every listing must have

A home is shown to buyers only with at least 3 photos. Each home has one listing, even when several agencies handle it. A listing that nobody has confirmed as still available for 30 days leaves search until the broker confirms it. Prices are in US dollars and sit next to the median price per m² of the area, so a price that is far off is easy to see.

How brokers are checked

A broker agency is approved by our staff before it can list. Staff check its WhatsApp number and its licence number when one is given. An exclusive mandate from an owner is checked against the file the broker uploads, and lasts at most 12 months. Private owners can have up to 2 homes open at once, so the site is not a place to run a business without a licence.

Property scams to watch for

• Never send money before you or someone you trust has seen the home and checked the deed at the Land Registry.
• Be careful with a price far below the area median, a seller who cannot meet or call by video, or a rush to pay a deposit.
• Check that the person selling is the owner or holds a written mandate from the owner.
• Use a Lebanese lawyer or notary for the sale contract. The buying guide has a checklist.

What we do not do

We do not check a home's legal title or sell on anyone's behalf, and a Verified badge is not legal advice. Check the deed with a notary before you pay. If something on a listing looks wrong, tell us from the listing page and we will review it.
