How much is the monthly payment on a USD 100,000 BDH loan?
On this page
Short answer
BDH's only published example, a USD 100,000 loan over 20 years at 6% in the first year, gives USD 724 a month (USD 785 if the rate rises 1 point)[1], plus a USD 6 management fee and USD 13 life insurance a month. Since 1 July 2026 BDH's purchase-loan page gives 5.75% a year (APR 6.33%)[2,3,4]. An-Nahar says the cut covers Arab Fund-financed loans. No instalment is published at that rate.

What BDH's own example says
Banque de l'Habitat (BDH) publishes a Key Fact Statement for its US dollar purchase loan. The February 2026 version works through one case: a home priced at USD 125,000, a loan of USD 100,000 over 20 years, and 6% interest in the first year, with an APR of 6.60%[1]. The loan instalment is USD 724 a month. The USD 6 management fee and the USD 13 life insurance come on top, so the amount you actually pay each month is higher than the instalment.
The same example shows what happens if the rate goes up by one point after the fixed first year: the instalment becomes USD 785[1]. You also pay home (fire) insurance once a year, in cash in fresh dollars[1,2]. BDH's example does not give its price.
What changes at 5.75%
BDH cut its rate from 6% to 5.75% on 1 July 2026. Its purchase-loan page, read in October 2026, gives 5.75% a year (APR 6.33%)[2,3,4], "subject to amendment". According to An-Nahar, the cut applies to loans funded by the Arab Fund for Economic and Social Development. More in the current BDH interest rate.
A lower rate means a lower instalment, but BDH has not published the figure at 5.75%, and it has published no example for other loan amounts or terms[1]. Any 5.75% figure you find online, including from a calculator, is someone else's estimate. Nothing BDH has published says whether the 5.75% rate is also fixed for the first year only. BDH's APR leaves out notary and registration fees and the fire insurance premium, and it assumes a 34-year-old borrower[2,3,4].
Can your income carry the payment?
BDH caps the instalment and your other debts against net income: instalment at most 33%, all debts at most 45% of net income[1,2]. To get the full USD 100,000 loan, the family's net monthly income must be USD 2,500 to 5,000 a month (family net income)[1,2,5]. If you live abroad, BDH also counts the rent you pay where you live among your charges. See what income a BDH loan needs.
The loan is paid only in fresh US dollars, in cash[1,2,5]. BDH does not say whether you can pay instalments by transfer from a bank abroad, so ask before you commit. More in repaying a BDH loan in fresh dollars.
You cannot repay early, fully or partly, before 7 years from signing unless the bank agrees, and after that each prepayment carries a penalty fee whose size BDH does not publish[1,2]. That means you are committed to the loan for at least 7 years, even though the rate, and so the instalment, can change after the first year[1].
How to get your own monthly figure
- Check that you qualify at all. You need Lebanese citizenship for at least 10 years[1,2], and employees must be able to work until the loan ends, up to age 64 (70 for the self-employed). The full list is in BDH loan conditions.
- Ask BDH itself for the current Key Fact Statement. Ask for one for your amount and term at today's rate, and ask whether the rate is fixed after the first year. We could not confirm a BDH phone number or branch address, so use the contact details on BDH's own website, or ask through its online platform (next step). BDH deals with customers directly and works through no brokers[2,6], so anyone charging you to "get" a quote or a loan is not acting for the bank.
- Add the costs the APR leaves out. The Land Registry fee is 3% of the value for Lebanese buyers, 5% for non-Lebanese[7], and stamp duty on the sale contract is 0.4%[8,9]. BDH's own mortgage is exempt from the mortgage filing and release fees[1,2]. See the total cost of buying, and ask the notary for the exact figures before you sign.
It depends on
- The rate after the first year. In the February 2026 statement, a one-point rise takes the example instalment to USD 785[1]. Ask BDH how and when the rate can change in your contract.
Common questions
Is the BDH monthly payment fixed for the whole 20 years?
No. BDH's February 2026 Key Fact Statement fixes the rate for the first year only[1]. In that example a one-point rise lifts the USD 724 instalment to USD 785.
What is the BDH monthly payment at 5.75%?
BDH has not published one. Its only worked example is at 6%: USD 724 a month (USD 785 if the rate rises 1 point)[1] for USD 100,000 over 20 years. Ask BDH for its current Key Fact Statement.
