Short answer

BDH charges 5.75% a year (APR 6.33%)[1,2,3] on its purchase loan, as of October 2026. It cut the rate from 6% on 1 July 2026, and its page says the rate is subject to amendment. The older 6% figure comes from the February 2026 Key Fact Statement[4]. No published document says whether 5.75% is fixed for any period.

BDH says its rate is subject to amendment, and the latest Key Fact Statement we found, dated February 2026, still shows the old 6% rate[1,2,3][4]. This page covers what was published up to 17 October 2026.

Why you see both 5.75% and 6%

BDH cut its purchase-loan rate from 6% to 5.75% on 1 July 2026. EnterpriseAM reported the cut on 7 September 2026 and An-Nahar on 23 September 2026[1,2,3]. According to An-Nahar, the cut applies to loans funded by the Arab Fund for Economic and Social Development, after Banque du Liban waived a 0.25% commission.

The 6% figure was correct for its date. It comes from BDH's USD purchase-loan Key Fact Statement of February 2026, which gives 6% and an APR of 6.60%[4]. That document predates the cut, so articles, brokers' posts and calculators written before July 2026 may still quote 6%.

Is the rate fixed?

At 6%, the February 2026 Key Fact Statement fixed the rate for the first year only and allowed it to change after that[4]. For 5.75%, the purchase page says only "subject to amendment"[1,2,3]. We found no BDH document dated after 1 July 2026 that says whether the new rate is also fixed for the first year. Ask BDH for the current Key Fact Statement before you sign, and read the clause on rate changes.

That clause can move your instalment. In BDH's own example, a 1-point rise takes the instalment on USD 100,000 over 20 years from USD 724 to USD 785 a month[4].

What the rate does not include

The APR of 6.33% leaves out the notary fees, the registration fees and the fire insurance premium, and it assumes a 34-year-old borrower[1,2,3]. At signing you also take a life insurance policy paid monthly and a home insurance policy paid yearly, both in fresh US dollars from insurers BDH accredits[1,4]. Mortgages registered for BDH are exempt from the mortgage filing and release fees, though the purchase registration fee, notary and stamp charges still apply.

BDH's only published worked example is at 6%: price USD 125,000, loan USD 100,000 over 20 years, USD 724 a month plus a USD 6 management fee and USD 13 life insurance[4]. BDH has not published an example at 5.75%, so ask BDH for the figure on your own amount and term. Our page on the monthly payment on a USD 100,000 BDH loan goes further.

Each BDH loan has its own rate and APR:

Construction5.75%, subject to amendment[6]6.36%up to USD 100,000 over 7 to 18 years[6]
Renovation in USD5.75%, subject to amendment[7]6.75%up to USD 50,000 over 7 to 10 years[7]

How it compares with other loans

As of September 2026, the PCH director and the Social Affairs Minister had asked for USD 100 million in the draft 2027 budget to finance PCH loans at 3.5%[2]. That would be 2.25 points below BDH's 5.75%, but it is only a request in a draft budget. The draft went to the Cabinet on 31 August 2026, and as of September 2026 it still needed Cabinet review and Parliament's vote. Our pages on PCH and BDH loans and on whether to wait for a PCH loan set out the trade-off.

As of autumn 2026, the press reports that Lebanese commercial banks are still not writing home mortgages[2,10].

How to confirm the rate you will actually pay

  1. Check that you qualify first. BDH is open to residents and expatriates, so you can apply from abroad[1,4,5]. You need Lebanese citizenship held for at least 10 years[1,4], and for the USD 100,000 loan an income of USD 2,500 to 5,000 a month (family net income). The full list is in BDH loan conditions.
  2. Deal with BDH directly. BDH says it uses no brokers or intermediaries[1,11]. Applications go through its online platform, open 9:00 to 13:00 on working days[1,5,11].
  3. Ask BDH for the current Key Fact Statement. Check the rate, the APR, and whether the rate is fixed for a first period or can change at any time. Keep a copy.
  4. Compare the contract with the Key Fact Statement before you sign. If the rate or the change clause differs, ask BDH in writing which one applies.
  5. Budget for what the APR leaves out. Add notary fees, registration fees and the yearly fire insurance premium[1,2,3].

It depends on

  • When you sign. BDH says its rate is subject to amendment[1,2,3]. Ask BDH which rate applies on your signing date.
  • The type of loan. Purchase, construction and USD renovation loans are at 5.75%, while the LBP renovation loan is at 7%, each with its own APR[6][8,9].
  • Your age. The published APR assumes a 34-year-old borrower[1,2,3]. Life insurance is part of the monthly cost, so ask BDH for the APR at your age.
  • Where the money comes from. According to An-Nahar, the 5.75% rate applies to loans funded by the Arab Fund[1,2,3]. As of September 2026, BDH was negotiating new credit lines with Qatari and Abu Dhabi funds, with no terms published[2].
  • Your situation. An-Nahar says the amount actually available depends on the borrower's situation and the eligibility rules[1,4,5]. BDH will tell you what you can borrow.

Common questions

Is the BDH interest rate fixed for the whole loan?

No published source says so. At 6%, BDH fixed the rate for the first year only[4]. For 5.75% its page says only that the rate is subject to amendment[1,2,3], so ask BDH for the current Key Fact Statement.

How much is the monthly payment on a USD 100,000 BDH loan?

BDH's own example, at 6% over 20 years, gives USD 724 a month (USD 785 if the rate rises 1 point)[4], plus a USD 6 management fee and USD 13 life insurance. BDH has not published an example at 5.75%.

Can a foreigner get a BDH loan at 5.75%?

No. A BDH borrower must have held Lebanese citizenship for at least 10 years[1,4]. Lebanese living abroad can apply, since BDH is open to residents and expatriates[1,4,5].

Is a PCH loan at 3.5% available instead?

Not as of September 2026, the latest status we found. A 3.5% rate was requested in the draft 2027 budget[2], and as of September 2026 that budget still needed Cabinet review and Parliament's vote.
