Short answer

They are written on your title deed and on any Land Registry extract (ifadeh aqariyeh). The registry is kept by property, and the deed is a copy of that property's folio[1]. An extract request asks for the governorate, district, real estate zone, property number, section and block[2,3]. With no papers, a registry search using the owner's full name, birth year and mother's name[4,5] may list the property numbers. Then request an extract for each one.

Also asked as: “How do I find my property's real estate number, zone and section in Lebanon?” · “Where is the plot number on a Lebanese title deed?” · “How do I find my family's land number in Lebanon?” · “What is the real estate zone of my property?”

A property number on a paper someone shows you does not prove they own the property. In a case the ISF reported in June 2026, a deed in Halat (Jbeil) was forged with a fake ID in the real owner's name and the property was passed on to a buyer[6]. This page covers what was published up to 17 October 2026.

What the number, zone and section are

The Land Registry does not file property under people's names. Each property has its own folio under its survey number, and that folio holds all its rights and charges. Your title deed is a conforming copy of it[1]. That is why every request starts with the number: to ask for a certificate you give the governorate, district, real estate zone, property number, section and block[2,3].

In an apartment building divided into units, each unit gets a number added to the property number and has its own folio. Common areas are numbered 1 to 3 and private units from 4[7]. The unit number is probably the "section" that request forms ask for, but no source we read says so directly. We also found no source that explains when a "block" applies. Ask the registry office or the notary to confirm both for your property.

Where to look on papers you already have

Start with any title deed, old extract, sale contract or power of attorney that you or your family hold. The deed is a copy of the folio filed under the property number[1]. A recent extract also describes the plot, its owners and their shares, and any mortgages, seizures or court actions[3,4]. We found no source that shows where each detail sits on an old deed, a municipal paper or a tax receipt, so if you cannot read the Arabic, have a notary (kateb adel) or a lawyer go through it with you.

You will need these numbers again later. Lebanese missions ask for the property number and location, plus a copy of the deed or a Land Registry extract[9,10,11] when you sign a power of attorney for a property. To sell unbuilt land you also need a municipal statement of contents and a location map[12,13]. For getting the extract itself, see how to get a Land Registry extract and what it costs.

If you have no papers: search by the owner's name

Kallas Law Firm describes a general property search using the person's full name, birth year and mother's name, helped by a copy of their ID. It lists every property registered to that person, with property number, district and number of shares[4,5]. In April 2026 the Finance Minister said the registry's database covers all surveyed and numbered properties and allows searches by owner name or property number[5]. Kallas gave about 10 days for the name search in October 2025[4]. More in finding which properties a person owns.

Some things about this search are not published. No source we read says who may ask for it, at which office, for what fee, or whether the owner is told. Ask the Land Registry office for the area, or a Lebanese lawyer, before you rely on it. Older entries often lack details such as the owner's mother's name, because they were never fully entered in the electronic system[5]. If your family's entry is old, bring every other detail you have.

Check the number against the ground

A number tells you which folio to read, but it does not show you where the plot is. According to Kallas Law Firm's reading of Decree 188/1926, where the boundaries on the cadastral plan differ from those on the ground, the plan prevails[1,14]. The Cadastre oversees the sworn surveyors and engineers who work with the registry[8]. We found no source on how to order a cadastral plan or a survey, or what either costs. See getting a cadastral map or survey for a plot.

Land in an area that was never surveyed may have no registry number at all. A registry is opened in a cadastral region only after the delimitation and registration works there are finished and certified[14,15]. Estimates of how much of Lebanon is surveyed differ: LIBC (2021) says 50% is delineated and surveyed, UN-Habitat/GLTN (2024) says 65%, and The Monthly Magazine (2015) says about 54% has final cadastral surveys[8,15,16]. The Monthly Magazine also said in 2015 that unsurveyed land is recorded only in booklets kept by mukhtars[16]. Annahar reported that Finance Ministry Circular 609/2026 limits the mukhtar's role for unsurveyed land to identification, and that the circular was contested as of 30 March 2026[17][17,18]. Ask a lawyer what applies now. More in surveyed versus unsurveyed land.

How to find the numbers and confirm them, step by step

  1. Gather every paper. Ask your family for any title deed, old extract, sale contract or power of attorney. The deed is a copy of the property's folio, filed under its number[1].
  2. Write down each detail. Note the property's governorate, district, real estate zone, property number, section and block[2,3]. Leave anything you cannot find blank rather than guessing.
  3. If the number is missing, ask about a name search. Prepare the owner's full name, birth year and mother's name, and a copy of their ID[4,5]. Ask the Land Registry office for the area, or a Lebanese lawyer, who can run the search and what it costs, because neither is published.
  4. Check the details with an unofficial copy if you like. Since 13 October 2020, OMT outlets have let you view a property's title register and get an unofficial copy[2,19]. You must already have the zone and number, and OMT also asks for your mobile number and email address[2,3]. No OMT fee is published, so ask at the outlet. Legalmondo (June 2025) also mentions an unofficial online form on the land registry's website for USD 4[3]; we could not check that the site still works. Unofficial copies cannot be used for a transaction or in court[2,3,4,19]. See online and OMT extracts.
  5. Get the official extract in person. The request goes to the Land Registry office for the area where the property lies[3,13]. Legalmondo says the official certificate is requested only in person and puts the fee at USD 5[3], so if you are abroad someone in Lebanon will likely need to go for you. Kallas gives 2 business days for a physical certificate[4]. According to Legalmondo, anyone may request a certificate without showing a legal interest, but none is issued while a lien or a registration on the plot is still being processed. Ask the office first whether your helper needs a power of attorney.
  6. Check the office's opening days before anyone travels. In April 2025 several Mount Lebanon offices worked only on set days[20]. See which registry office handles your property.
  7. Match the number to the ground. Have a sworn surveyor or engineer compare the cadastral plan with the plot[8]. Ask for a written quote first, because no fee is published.

It depends on

  • Apartment or land. An apartment in a building divided into units has its own unit number and folio[7]. Dividing a building is the owner's choice. The registry will not finally divide it without an occupancy permit plus electricity and water connection certificates[21] (Law 646/2004, Art. 7), except for units divided under Law 539/1996. The building must also comply with the building laws. Without that division a flat has no folio of its own, so ask the notary what is registered.
  • Surveyed or not. Unsurveyed land may not be in the registry at all[14,15]. Ask a lawyer what records exist for it and whether Circular 609/2026, contested as of 30 March 2026, changes what the mukhtar can do[17,18].
  • Where the property is. Each office covers its own area[3,13]. In late April 2026 the Finance Minister said the Bint Jbeil and Ain Ebel offices could not be reached, while Nabatieh and Marjayoun kept minimum work[5]. Confirm with the office before anyone travels.
  • Shared or inherited property. Ownership is written as a number of shares out of 2,400[3,14,15]. A name search shows how many shares each person holds[4,5]. Those shares are undivided fractions of the whole property, not a marked piece of ground[1,15,22].
  • How old the entry is. Older entries often lack the mother's name[5]. Bring the ID and any old papers.

Common questions

Can I find my property number if I only know the owner's name?

Kallas Law Firm describes a registry search by full name, birth year and mother's name that lists the person's properties with number, district and shares[4,5]. Ask the Land Registry office for the area, or a lawyer, who can run it and at what fee, because neither is published.

Can OMT find the number for me?

No source says it can. To view a title register at OMT you give the governorate, district, real estate zone, property number, section and block[2,3], plus a mobile number and email, so it helps only once you have the numbers. The copy it gives is unofficial[2,3,4,19].

What is the section number for an apartment?

In a building divided into units, each unit has a number added to the property number, starting from 4 after the common areas[7]. This is probably the "section" on request forms, but no source we read confirms it, so ask the registry office or the notary.

Can the mukhtar or the municipality tell me the number?

We found no source saying they can, so ask them directly and check any answer against an official extract. For unsurveyed land, The Monthly Magazine reported in 2015 that records are kept only in mukhtars' booklets[16]. Annahar reported in March 2026 that Circular 609/2026 limits the mukhtar's role for such land to identification, a rule that was contested at the time[17][17,18].
