Can I use a BDH loan to buy an old apartment, or only a new one?
On this page
Short answer
Yes, as far as BDH publishes. Neither its purchase-loan page nor its February 2026 Key Fact Statement sets a maximum building age or property price[1,2]. The published limits are a home of 150 m² at most[1,2,3], a loan of up to USD 100,000 (minimum USD 20,000), and at most 80% of the bank's own valuation. Whether that valuation is lower for old buildings is not published.

Key facts
What BDH limits
We read BDH's purchase-loan page and its USD Key Fact Statement of February 2026. Neither mentions the age of the building or a ceiling on the price. The limits they set are the size of the home, the loan amount and the share of the bank's valuation it can lend[1,2]. On paper, a flat in a building from the 1970s and a brand-new one face the same rules.
The price has no cap, but the loan does, so anything above the loan comes from you in cash (see how much home a BDH loan can buy). In BDH's own worked example the price is USD 125,000 and the loan USD 100,000[2]. The other conditions, such as citizenship, income and age, are on the full list of BDH conditions.
Where an old building can still matter: the valuation
The 20% down payment is worked out on the home's value as BDH's own technical valuation sets it, and the price you agree with the seller does not change that. If the bank values the flat below the price, you pay the difference in cash[1,2]. BDH does not say whether its valuers mark down older buildings, so ask the bank before you commit to a price.
The loan rules also say nothing about the state of an old building. Before you pay anything, have an engineer look at the structure. See whether to get a structural engineer to inspect a flat.
The title has to be registered, old or new
BDH pays the loan directly to the seller, and only after the ownership is registered in your name and the bank holds the original new title deed and the first-degree mortgage certificate[1,2]. So a flat without its own title deed does not appear to qualify, although BDH does not say so in those words. In an old building, check that the apartment is registered as its own unit and not only as a share of the whole plot. Here is how to check a title deed before buying.
Beirut.com reported in June 2025 that BDH applicants submit documents such as the property deed, the ownership licence and a building or housing permit, depending on the loan type[3]. BDH has not published a full checklist, so ask BDH which permit papers it wants for your flat, and see how to check a building's permits. The mortgage registered for BDH is exempt from the mortgage filing and release fees[1,2].
How to check an old flat for a BDH loan
- Get a recent Land Registry extract. You or your lawyer request it from the Land Registry. It shows the owner, mortgages, charges and restrictions on the plot[6,7]. If you don't have the property's identifying numbers yet, here is how to find the property number, zone and section.
- Sign at the notary and register. The sale is signed as a notarial deed, and ownership passes when it is registered at the Land Registry[7]. BDH then pays the seller directly. As we read BDH's Key Fact Statement, the money goes by wire from a bank outside Lebanon to the seller's fresh-dollar account, in Lebanon or abroad[1,2]. BDH does not explain how buyer and seller cover the time before that payment, so agree it in writing with a lawyer. More on when BDH pays the seller.
It depends on
- The bank's valuation. It sets your down payment, and BDH does not say how it treats old buildings. Ask BDH before you sign anything with the seller.
