Short answer

Apply directly to Banque de l'Habitat (BDH) on its online platform, open 9:00 to 13:00 on working days[1,2,3]. BDH says it uses no brokers[1,2]. Expect to show proof of income[1,4] and, according to Beirut.com, the property deed and the permits your loan type needs[3]. BDH pays the seller only once the title is in your name.

BDH states that it does not work through any intermediaries or brokers and serves customers directly[1,2]. Anyone who charges you a fee to get you a BDH loan is not acting for the bank. This page covers what was published up to 17 October 2026.

Check that you qualify before you apply

You need to have held Lebanese citizenship for at least 10 years, so foreigners cannot get a BDH loan[1,4]. You also need to be able to work until the loan is repaid: employees up to age 64, self-employed people up to 70. BDH asks for a clean judicial record and a clear credit history, with no blacklisting in the past 10 years. The full list is in the conditions for a BDH loan.

For the USD 100,000 loan, the family's income must be USD 2,500 to 5,000 a month (family net income)[1,3,4]. Your instalment may not exceed 33% of your net income, and all your debts together may not exceed 45% of household net income[1,4].

The home has rules too. Its area must be 150 m² at most[1,3,4], and it must be used only as your family's home[1,4]. If you already own a flat, the new one must be at least 25 km from the home you own. BDH allows one loan per borrower, and you can apply again 2 years after an earlier BDH loan is settled.

The documents BDH asks for

For income, BDH asks for at least two years in the labour market and regular income, shown by an official employment certificate and regular bank statements in fresh US dollars, or any other proof of income[1,4]. If you live abroad, BDH also counts your housing rent among your charges. The bank is open to expatriates as well as residents[1,3,4], and BDH loans for Lebanese abroad goes into this in more detail.

For the property, Beirut.com reported in June 2025 that applicants submit documents such as the property deed, the ownership licence and a building or housing permit, depending on the loan type[3]. A Land Registry extract shows the owner, charges, mortgages and restrictions on the plot[5,6], so get one for the flat you want before you commit to anything.

BDH does not publish a full document checklist per loan type, its processing times or common reasons for refusal. Nor does it say which foreign payslips or statements it accepts, or whether foreign documents must be legalised[1,4]. Ask BDH directly, in writing if you can, before you gather papers from abroad. BDH's contact channels are on its own website; this page does not list them.

How the money reaches the seller

BDH pays the loan straight to the seller, and only after ownership is registered in your name and the bank holds the original new title deed and the first-degree mortgage certificate[1,4]. Because a registered title is required, off-plan flats and homes without a title deed do not appear to qualify, though BDH does not say so explicitly. No source explains how buyer and seller bridge the gap before the bank pays. Agree that in writing with the seller and have a lawyer read it. When BDH pays the seller has the details.

The loan is capped at 80% of the bank's guarantee. Your down payment must be at least 20% of the value set by BDH's own technical valuation, which may differ from the price you agreed[1,4]. If the bank values the home below the price, you pay the difference in cash. The mortgage registered for BDH carries no filing or release fee, but the Land Registry fee on the sale, 3% of the value for Lebanese buyers, still applies[7].

How to apply for a BDH purchase loan

  1. Check your eligibility yourself. Compare your citizenship, age, income and debts with BDH's published conditions[1,4]. You can do this on your own, and nobody can do it for a fee on BDH's behalf[1,2].
  2. Get the property's Land Registry extract. It shows the owner, mortgages and restrictions[5,6]. Our guide on how to get a Land Registry extract covers which office issues it and what it costs, and finding a property's number and zone explains how the property is identified on paper. Read the extract before you pay any deposit.
  3. Gather your income proof. An employment certificate and fresh-dollar bank statements, or other proof of income[1,4]. If your papers are foreign, ask BDH which ones it accepts and whether they must be legalised.
  4. Apply on BDH's online platform. It is open 9:00 to 13:00 on working days[1,2,3], under Banque du Liban letter 3/C.C/587 of 20 November 2024. Apply yourself, directly with the bank[1,2].
  5. Wait for the bank's valuation. BDH lends at most 80% of its own valuation, so plan cash for at least 20% and for any gap below the price[1,4]. At approval, ask BDH in what order the loan signing, the sale deed and the mortgage registration happen.
  6. Take the insurance at signing. A life policy paid monthly and a home (fire) policy paid yearly, in fresh US dollars, from insurers BDH accredits[1,4].
  7. Sign the sale at a notary and register it. Ownership passes only when the sale is registered at the Land Registry[6]. If you are abroad, someone can sign for you with a power of attorney, signed at a Lebanese mission or before a local notary and then legalised[8,9,10,11].
  8. BDH pays the seller. Once the title is in your name and the bank holds the new deed and the mortgage certificate, BDH releases the loan to the seller[1,4].

It depends on

  • Where you live. Expatriates can apply[1,3,4], and BDH counts their housing rent among their charges[1,4]. Which foreign documents count is not published, so ask BDH.
  • Which loan you want. Required documents differ by loan type[3]. A construction loan requires that you own the land and hold a building permit[12].
  • The bank's valuation. BDH lends on its own valuation of the home, so a low valuation means more cash from you[1,4].
  • Whether you already own a home. The new flat must be at least 25 km from the home you own[1,4].
  • The rate when you sign. As of October 2026 BDH's purchase-loan page gives 5.75% a year (APR 6.33%)[1,13,14], subject to amendment. Ask BDH for its current Key Fact Statement before you sign.

Common questions

Can someone apply for a BDH loan on my behalf for a fee?

BDH states that it does not work through any intermediaries or brokers and serves customers directly[1,2]. Anyone charging a fee to get you a BDH loan is not acting for the bank.

When is the BDH online application platform open?

BDH's loan platform is open 9:00 to 13:00 on working days[1,2,3].

Can I use a BDH loan for an off-plan flat?

It does not appear so. BDH pays only after ownership is registered in your name and it holds the new title deed, which an off-plan flat does not have yet, though BDH does not say so explicitly[1,4].

How long does BDH take to approve a loan?

BDH does not publish processing times. Ask the bank when you apply, and do not agree to a seller's deadline you may not be able to meet.
