Is Tripoli a good place to live or buy property, and what does it cost?
On this page
Short answer
It depends on the building, and we cannot give you a price. The only regional price series we found, from the brokers' syndicate R.E.A.L, has no figure for Tripoli[1]. What has been reported is building risk: Al Jazeera said a collapse on 8 February 2026 killed at least 15 people[2]. Check the title and the structure first.

What is known about prices and rents in Tripoli
We found no sourced sale price, rent or demand figure for Tripoli. R.E.A.L's figures, reported by The Beiruter in January 2026, give 2024 to 2025 price rises for Beirut, Nabatieh, Jbeil, Baabda, Metn, Zahle and Keserwan, and none for Tripoli[1]. R.E.A.L's president said owners repricing their properties closer to pre-2019 levels drove the 2025 rise, while the number of sales did not go up.
On rents, The Beiruter (January 2026) reports that rents have not risen the way sale prices have, and that they are more flexible outside Greater Beirut. It gives no figures by area[1]. Libnanews (October 2026) describes a two-speed market across the country: buyers with fresh dollars can still buy, and listings outside sought-after areas can stay unsold for a long time[10].
For a real number on a specific flat, ask a local property valuer and compare several listings in Tripoli. According to the advisory firm Cedar Keys Estates, quoted by LeBusiness (October 2026), asking prices and recorded sale prices are not the same number[3], so treat a listing as an opening price.
Building safety after the February 2026 collapse
Al Jazeera reported in February 2026 that local officials blamed the 2023 earthquake for damaging older buildings, many of which had irregular or unregulated floors added that made them weaker[2]. That comes from a news report. We found no official finding and no official list of buildings at risk in Tripoli.
Under Law 646/2004, Art. 18(8), the owner must keep the building maintained, stable and sound. When needed, or when the municipality asks on technical advice, the owner must have one or more engineers inspect it and write a detailed report. If stability is impaired, the owner must shore it up under an engineer's supervision and notify the municipality before permanent strengthening[4]. Ask the seller or landlord whether such a report exists and get a copy, and ask the municipality whether it has requested one for the building.
Even if the seller hands you a report, commission your own engineer. See how to check whether a building is at risk of collapse and getting a structural engineer before you buy. You can ask the Order of Engineers in Tripoli, or the municipality, to point you to a qualified structural engineer.
Pinning down the exact property on paper
A property is identified on paper by its real estate zone and number, and an apartment also by its section. To request the official extract you give governorate, district, real estate zone, property number, section and block[7,8]. Here is how to find a property's number, zone and section.
The extract describes the plot and its area, lists the owners and their shares, and shows mortgages, seizures, other charges and pending court actions. According to Legalmondo, the area is not shown if the plot has not been finally surveyed[8,11]. Kallas says every charge on the folio passes to the buyer unless it is cleared before the purchase[6]. More on how to check a title deed before buying.
You request the extract at the land registry office for the property's area[8,9]. The sources we read give no list of which office covers which area, so ask the notary handling the sale which office covers your plot in Tripoli.
How to check a Tripoli property yourself
- Request the extract yourself. Apply at the land registry office for the property's area[8,9], or ask an OMT agent for a copy. OMT asks for the same property details plus your mobile number and email address[7,8]. Costs and timing are in how to get a Land Registry extract.
- Have an independent engineer inspect the building. Ask in particular about floors added later and earthquake damage. Ask the owner for any engineer's report made under Law 646/2004[4].
- Get a valuation. A local valuer tells you what the flat is worth, and you can compare that with what the seller asks.
It depends on
- The building's age and history. Older buildings with added floors were the concern in the February 2026 reports[2]. An engineer and the municipality can tell you more about a specific building.
- How you pay. Libnanews (October 2026) says buyers with fresh dollars can still buy, while those relying on old bank deposits largely cannot[10]. Ask the seller and your bank how payment will be made and recorded.
- Renting or buying. The Beiruter (January 2026) reports that rents are more flexible outside Greater Beirut[1]. Ask several local agents for current rents on comparable flats.
