Short answer

It depends on what you need, because almost no published data exists for either city. The only regional series we found, from the brokers' syndicate R.E.A.L, puts Zahle's residential price rise at 25.13% between 2024 and 2025[1]. We found no price, rent or demand figures for Saida. Judge each property by its title and its street.

What the numbers say about Zahle

R.E.A.L, the real estate brokers' syndicate, reported in January 2026 that residential prices in Zahle rose 25.13% between 2024 and 2025. Over the same period they rose 32.83% in Beirut and 10.06% in Keserwan[1]. Zahle is the only Bekaa figure in that series, and the syndicate has not published its method or sample, or said whether these are asking or sale prices.

Read the rise with care. R.E.A.L's president said the 2025 increase came from owners repricing towards pre-2019 levels, with no rise in the number of sales, and The Beiruter adds that the gains do not mean prices are fully back to pre-2019 levels[1]. So the figure says more about what sellers ask than about how much is selling. One advisory firm, Cedar Keys Estates, quoted by LeBusiness in October 2026, also warns that asking prices and recorded sale prices in Lebanon are different numbers[7]. More on that in why advertised prices differ from registry prices.

Saida: no published market data

We found no dated price per m², rent level, sales count or demand report for Saida in any source we read, as of October 2026. If someone quotes you an "average price in Saida", ask where it comes from and when it was measured.

Without data, you need prices for comparable flats on the same street. Ask two or three local brokers for recent asking prices, and ask the seller what they paid and to show you their own deed.

Buying to live in or to rent out

If you plan to live there, a Banque de l'Habitat loan may be an option. BDH raised its cap per loan from USD 50,000 to USD 100,000 (2025)[2,3,4]. The home must be the family's own home only, and breaking that rule ends the loan contract and makes the whole balance due at once[5,6]. If you already own a flat, the new one must be at least 25 km from the home you own. The full rules are in BDH loan conditions.

If you plan to rent out, that same rule rules out BDH financing[5,6]. The Beiruter reported in January 2026 that rents nationally have not risen like sale prices, that they are higher where there are many expatriates or jobs, and that they are more flexible outside Greater Beirut. It gave no rent figures by city[1]. In October 2026 Libnanews described a two-speed market, where quality property in sought-after areas finds buyers and other listings stay unsold for a long time[8]. Before you count on rental income or a quick resale in either city, ask local agents how long similar flats took to let or sell.

How to check a property in Zahle or Saida yourself

  1. Get the property's identifiers from the seller. To request a Land Registry extract (ifadeh aqariyeh) you need the governorate, district, real estate zone and property number, plus the section and block where they apply[9,10]. Ask for these in writing before you pay any deposit.
  2. Request the extract. Certificates are requested at the land registry office for the property's area[10,11]. You can also ask an OMT agent for a copy, giving the same details plus your mobile number and email address[9,10]. We found no published list of which office covers which area, so ask the notary handling the sale. Here is how to get an extract and what it costs.
  3. Read the extract line by line. It lists the owners and their shares, mortgages, seizures, other charges and pending court cases[10,12]. Kallas, a law firm, says every charge on the folio passes to the buyer unless it is cleared before the purchase[13]. If no area is shown, the plot may not have been finally surveyed.
  4. Match the paper to the ground. The extract describes the plot but does not show you where it is. To see exactly where it lies and where its boundaries run, ask how to get the cadastral map and a boundary survey, as explained in getting a cadastral map or survey.
  5. See the street yourself, or send someone independent. Visit at different times of day, or have someone you hire yourself film the building, the access road and the neighbours. Do not rely on the seller's photos.
  6. Finish the title check. The remaining checks are in how to check a title deed before buying.

It depends on

  • Why you are buying. A family home can qualify for a BDH loan; a rental or investment flat cannot[5,6]. Ask BDH directly about your case.
  • Where in the city. No source we read gives prices by neighbourhood in Zahle or Saida. Ask local brokers for comparable recent asking prices, and the seller for what they paid.
  • How you will pay. Libnanews (October 2026) says buyers with fresh dollars can still buy, while households tied to old bank deposits largely cannot[8].
  • Security. We found no dated security assessment for either city. Read whether it is safe to buy in the south or the Bekaa and check current news before you travel or sign.

Common questions

How much have property prices in Zahle risen?

R.E.A.L reported in January 2026 that residential prices in Zahle rose 25.13% between 2024 and 2025, without publishing its method[1]. Its president said the rise came from owners repricing, with no increase in sales.

What is the price per square metre in Saida?

We found no published figure for Saida as of October 2026. Ask several local brokers for asking prices on comparable flats, and ask the seller what they paid.

Can I get a BDH loan for a flat in Zahle or Saida?

The BDH sources we read set no rules by city. BDH raised its cap per loan to USD 100,000 in mid-2025[2,3,4], and the home must be used only as your family's home[5,6].
