How do Metn, Keserwan, Jbeil and Batroun compare for buying a home?
On this page
Short answer
It depends on your budget and how you want to live. No district wins on paper. One agency, JSK Real Estate, gave these Q3 2025 prices. Metn: USD 1,000-2,500 per m² depending on the town[1]. Keserwan: Jounieh USD 1,000-1,500 per m²; Adma USD 1,300-2,000. Jbeil: USD 1,000-1,200 per m². Batroun: USD 1,200-1,500 per m² (new); USD 700-1,000 (older). JSK does not state its method, so treat them as a rough guide rather than sale prices.

The four districts side by side
The only per-m² prices we found for all four districts come from one Lebanese agency, JSK Real Estate, published in September 2025. The only price-change series we found comes from the brokers' syndicate R.E.A.L, as reported by The Beiruter in January 2026. The last column gives the agency's own sales claims.
| District | JSK price per m², Q3 2025 | R.E.A.L change, 2024-2025 | What JSK says about it |
|---|---|---|---|
| Metn | Monteverde USD 2,000-2,500; Mansourieh USD 1,000-1,700; Broumana and Baabdat USD 1,300-2,000[1] | +26.11%[2] | Lower prices than Beirut, privacy and greenery close to the city[4] |
| Keserwan | Adma USD 1,300-2,000 (USD 800-1,300 older); Jounieh USD 1,000-1,500 (USD 700-1,200 older)[1] | +10.06%[2] | Sahel Alma, Kfarhbab and Adma liked for sea views and nearness to Jounieh[4] |
| Jbeil | USD 1,000-1,200, with rental demand from tourists and business travellers[1] | +29.8%[2] | Good infrastructure and international schools, no longer just a summer town[4,5] |
| Batroun | USD 1,200-1,500 new; USD 700-1,000 older[1] | Not published[2] | Strong demand from locals, expats and Airbnb investors for renovated houses and chalets[4] |
JSK says Broumana and Baabdat draw both local buyers and Gulf-based expats[1]. In Keserwan, chalets and seaside tourist units are priced differently from the primary homes in the table. For comparison, JSK put Baabda, nearer Beirut, at USD 2,000-2,500 per m². We found no commute times, school lists or service data for any of these towns. More town-level detail is in what apartments cost in Jounieh, Metn and Keserwan.
How far to trust these numbers
Treat every figure above as a rough asking level. R.E.A.L's president told The Beiruter that the 2025 rise came from owners repricing closer to pre-2019 levels rather than from more sales[2]. An advisory firm, Cedar Keys Estates, told LeBusiness in October 2026 that asking prices and recorded sale prices in Lebanon are not the same number, and that registry data describes a district, not a particular floor, view or title problem[6]. Read why advertised prices differ from registry prices before you negotiate.
The sources also disagree on how far prices have recovered. R.E.A.L's president says the Amchit coastline and Batroun are back close to pre-crisis levels, about 20% above other regions[2]. Assukna, a property seller, wrote in April 2026 that Jounieh and Byblos are still well below 2018/2019 levels in real dollar terms[7]. Both have an interest in the market, and neither shows a data series.
Libnanews described a two-speed market in October 2026. Buyers with fresh dollars can still buy, while households tied to old bank deposits mostly cannot. Good property in sought-after areas finds buyers, and other listings stay unsold for a long time[8].
The plot matters more than the district
How the property is recorded can matter more than which district it is in. A 2015 report in The Monthly Magazine said that land never surveyed, about a quarter of Lebanon and most of Matn and Keserwan, is recorded only in booklets kept by mukhtars. It said these booklets hold estimated plot areas and sale records, and that they cause many disputes[3]. That report does not single out Jbeil or Batroun, so check each plot wherever it is. Here is what surveyed versus unsurveyed land means for a buyer.
The Land Registry extract (ifadeh aqariyeh) shows the owner, the shares, mortgages, seizures and pending court actions. It does not show the area if the plot has not been finally surveyed[9,10]. If the area is missing on the extract, ask more questions before you pay anything.
How to compare one flat or plot across the four districts
- Get the Land Registry extract yourself. You request it at the land registry office for the property's area[9,12], and you should get it yourself rather than take a copy from the seller or the agent. An OMT copy can also be requested with the same details[9,11]. Here is how to get an extract and what it costs.
- Read the charges. According to the law firm Kallas, mortgages, seizures, easements and notices of litigation on the folio carry over to you unless they are cleared before the sale[13]. Follow the full routine in how to check a title deed.
- Check where the plot really is. If the extract shows no area, ask the Land Registry office or a surveyor whether a cadastral map or survey exists for the plot, and walk the boundaries before you commit.
- Compare like with like. Set the asking price against similar flats in the same town, building age and view. District figures do not reflect a specific floor or title[6].
- See the area at the times you will use it. We found no published commute times, power hours or seasonal data for these towns. Drive the route at rush hour, visit in winter as well as summer, and ask the municipality and neighbours what changes through the year.
It depends on
- New build or older flat. JSK's ranges for older or less premium flats in Jounieh and Batroun sit well below those for new ones[1]. On an older building, have a structural engineer look before you sign.
- Renting it out. JSK reports rental demand in Jbeil from tourists and business travellers[1] (see apartment prices in Jbeil). We found no seasonal rental yields for Batroun[4]. Ask local agents for recent signed rents, not asking rents.
- Survey status of the plot. Most of Matn and Keserwan was unsurveyed in 2015[3]. The extract tells you whether your plot has a final survey.
Common questions
Which is cheapest: Metn, Keserwan, Jbeil or Batroun?
On JSK Real Estate's Q3 2025 figures, the ranges overlap. The lowest levels quoted are for older flats in Batroun (USD 700-1,000 per m²) and Jounieh (USD 700-1,200), against USD 1,000-1,200 in Jbeil[1]. JSK does not state its method, so treat these as a guide rather than sale prices.
Where did prices rise most between 2024 and 2025?
Brokers' syndicate data reported by The Beiruter in January 2026 shows Jbeil up 29.8%, Metn 26.11% and Keserwan 10.06%, with no figure for Batroun[2]. R.E.A.L's president said the rise came from owners repricing rather than from more sales.
