Short answer

It depends on the town, and no reliable price index exists[1,2]. One agency, JSK Real Estate, gave these Q3 2025 Keserwan prices: Jounieh USD 1,000-1,500 per m²; Adma USD 1,300-2,000[3]. It put Metn towns at USD 1,000-2,500 per m². Listings compiled by DoorEast asked about USD 1,744 per m² in Jounieh in September 2026[4]. Asking prices are not sale prices[1,2,4].

Jounieh and Keserwan

JSK Real Estate, a Lebanese agency, put primary-residence prices in Jounieh at USD 1,000-1,500 per m² in Q3 2025, and USD 700-1,200 for older flats[3]. In Adma it gave USD 1,300-2,000, or USD 800-1,300 for older or less premium flats. It said chalets and seaside tourist units are priced differently. Higher up, JSK put Faqra at USD 3,500-4,500 per m² inside Club Faqra and USD 2,500-3,000 outside it.

The two sources disagree on Jounieh. DoorEast's September 2026 asking average of USD 1,744 per m² sits above JSK's range[4]. One is an agency's estimate from September 2025, the other an average of advertised prices a year later, and neither publishes its method.

Sources also disagree on how far prices have recovered. The president of R.E.A.L, the brokers' syndicate, said in January 2026 that prime areas with expatriate demand, Faqra and Faraya among them, are close to pre-crisis levels[5]. The founder of Assukna, a property seller, said in April 2026 that Jounieh is still well below 2018/2019 levels[7]. Neither side shows a data series.

The Metn

For the Metn, JSK gave Q3 2025 averages of USD 2,000-2,500 per m² in Monteverde, USD 1,000-1,700 in Mansourieh and USD 1,300-2,000 in Broumana and Baabdat[3]. Baabda, a separate district next door, came in at USD 2,000-2,500. DoorEast listings asked about USD 1,378 per m² in Dekwaneh in September 2026[4].

According to R.E.A.L, prices rose 26.11% in the Metn between 2024 and 2025, against 10.06% in Keserwan[5]. The syndicate does not publish its sample or say whether these are asking or sale prices. Its president said owners repricing towards pre-2019 levels drove the rise, and that sales did not increase. We could not verify any published figure for the Metn's share of registered sales value. For how the districts compare on more than price, see Metn, Keserwan, Jbeil and Batroun compared.

Why a flat may sell for less than these numbers

An asking price is what the owner hopes for. Actual sales differ with negotiation, age, condition, floor, view, finishing and exact location, and no source measures the gap[1,2,4]. In an opinion piece, Libnanews suggests ordinary, legally sound housing can sell 20-40% below asking. It presents this as a scenario and does not claim to have measured it[1]. More in why advertised prices differ from registry prices.

Land Registry statistics describe a whole district. They cannot capture a broken lift, a deed shared between heirs or a registration that will stall[2]. The market in 2025-26 was largely cash-driven[5,6], and commercial banks were still not writing home mortgages as of autumn 2026[6,8]. Banque de l'Habitat lends up to USD 100,000 (minimum USD 20,000)[9,10], and you put down at least 20% of the bank's own valuation, which may differ from the agreed price.

On top of the price, the Land Registry fee is 3% of the value for Lebanese buyers, 5% for non-Lebanese[11]. It is charged on the higher of the Ministry of Finance's estimated value and the declared price[12,13]. Kallas Law Firm puts total buying charges at about 4% for a Lebanese buyer and about 6% for a non-Lebanese buyer, before broker and lawyer fees[14]. See the total cost of buying.

How to check a price yourself from abroad

  1. Collect asking prices for the exact town. Compare listings for flats of similar age and size in the same town, not the district. Treat every figure as an asking price unless a source says it is a sale.
  2. Get the Land Registry extract for the flat. Ask the seller for the plot number, the real estate district and, for a flat, its section, and give them to the notary or your lawyer. The extract shows the owner, mortgages and restrictions[15,16]. This page does not cover where it is issued, what it costs or how long it takes: see how to get a Land Registry extract. To see where the plot sits on the ground, read cadastral maps and surveys.
  3. Get an independent valuation. JSK Real Estate, an agency that itself sells valuations, says two kinds of report are requested in Lebanon, one by a sworn valuer accepted by the courts and one by an agency, and that they are priced differently[17]. We found no published fee schedule or list of sworn valuers. See getting a property valued.
  4. Ask the notary about the estimated value. The registration fee uses the Ministry of Finance's estimate if it is higher than your price. How the estimate is set is not published, so ask the notary or the regional finance office before you agree a price[12,13].

It depends on

  • The town and the street. JSK's Metn figures range from USD 1,000 in Mansourieh to USD 2,500 in Monteverde[3]. Ask local brokers and your valuer for sales in the same neighbourhood.
  • The building's age. JSK prices older flats in Jounieh and Adma several hundred dollars per m² lower than newer ones[3]. A structural engineer can tell you what an older building needs.
  • Residence or chalet. Seaside chalets and tourist units are priced differently from homes[3]. Ask the broker which kind each comparison price refers to.
  • How you pay. Cash buyers lead the market[5,6]. BDH lends up to USD 100,000 (minimum USD 20,000)[9,10] and bases the loan on its own valuation, so ask the bank what it will lend on this flat.
  • Your nationality. The registration fee is 3% of the value for Lebanese buyers, 5% for non-Lebanese[11]. Confirm the rate with the notary.

Common questions

Is Jounieh cheaper than Beirut?

On asking prices, yes. DoorEast listings in September 2026 averaged about USD 1,744 per m² in Jounieh[4], against about USD 3,091 in Achrafieh and USD 4,415 in Ras Beirut.

How much did prices rise in the Metn and Keserwan?

The brokers' syndicate R.E.A.L reports rises of 26.11% in the Metn and 10.06% in Keserwan between 2024 and 2025[5]. It does not say whether these are asking or sale prices.

Is there an official price per square metre for my town?

No. No reliable national price index exists[1,2], and Land Registry statistics describe districts, not individual flats[2]. A valuation of the specific property is the closest you can get.
