What is the average price per square metre in Beirut in 2026?
On this page
Short answer
No single average is published, and prices vary sharply by area. DoorEast's advertised averages, reported by An-Nahar, were Achrafieh about USD 3,091/m²; Ras Beirut USD 4,415/m²; Downtown USD 6,402/m² (asking, Sept 2026)[1]. The Beiruter (January 2026) reports 2025 prices above USD 6,800/m² (Zaituna Bay, Marina); below USD 1,700/m² (Karakol el-Druze, Mazraa)[2]. We found no registry-based Beirut price per m², so use these as starting points and do not read them as sale prices[1,3,4].

Why nobody can give you one 2026 average
Lebanon has no reliable, continuous national property price index, as Libnanews (August 2026) and LeBusiness (October 2026) both point out[3,4]. Land Registry statistics describe a district. They cannot tell you about a particular floor, a view, a broken lift or a deed shared between heirs[3].
Dividing the registry's published totals by the number of sales gives about USD 108,000 per transaction (2026)[3,7] (Libnanews for January-May, LeBusiness for January-August). Libnanews stresses that this mixes apartments, land, shops and other property, so it tells you nothing about the price of a flat.
Read the 2025 rise with care too. R.E.A.L's president told The Beiruter that sales volumes did not drive it: owners repriced their properties closer to pre-2019 levels[2]. Sources disagree on how close prices now are to pre-crisis levels. R.E.A.L says prime areas such as Downtown and parts of Achrafieh and Ras Beirut are close to them. Assukna, an agency that sells property, said in April 2026 that Beirut prices are still significantly below 2018/2019 levels[8]. Neither side shows a data series.
Asking price versus what a flat sells for
LeBusiness, An-Nahar and Libnanews all say asking prices and recorded sale prices are different numbers, and none of them measures the gap[1,3,4]. Cedar Keys Estates, an advisory firm quoted by LeBusiness in October 2026, says properties are often priced on what a neighbour claims to have been offered, and then sit unsold for six months[3].
In an opinion piece, Libnanews (August 2026) suggests that ordinary, legally sound housing can sell 20-40% below its asking price. It presents this as a scenario, not a measured margin[4]. There is more in why advertised prices differ from registry prices and how much you can negotiate.
The building's age matters as much as the street. For Achrafieh in Q3 2025, JSK Real Estate gave USD 2,800-4,000 per m² for new developments, USD 2,000-2,500 for flats up to 25 years old and USD 1,000-1,500 in 1960s buildings[5]. According to Libnanews, old Beirut flats needing major work could be negotiated to around USD 1,000-1,500 per m² in early 2025[4].
How to check a Beirut asking price yourself
- Pin down the exact flat. Ask the seller or agent for the plot number, the real estate district and the section (unit) number, plus the building's age and the flat's area in m². Without these, comparing prices per m² tells you little.
- Compare against several dated sources. Set the asking price per m² against the table above. Check whether each figure is for new or old buildings and which month it describes.
- Get the Land Registry extract (ifadeh aqariyeh). It shows the owner, mortgages and restrictions on the property[9,10]. A low price can hide heirs' shares or charges. Here is how to get the extract and what it costs.
- Ask for an independent valuation if the sum is large. JSK Real Estate, an agency that sells valuations, said in September 2023 that there are two types of report: one by a sworn valuer accepted by the courts and one by an agency, priced differently, though it published no fees[11]. Ask the valuer for a written quote first. See how to get a property valued.
It depends on
- The exact neighbourhood. Reported 2025 prices ran from above USD 6,800 per m² on the waterfront to below USD 1,700 in Mazraa[2]. A city-wide average hides that spread, so compare within the same district.
- Age and condition of the building. In Achrafieh, JSK's figures for new and 1960s buildings differ by more than half[5]. Ask the seller for the construction year and have the building looked at in person or by an engineer.
- The date of the figure. Beirut prices moved fast between 2024 and 2025[2]. Anything older than a few months is a rough guide at best.
Common questions
Is USD 1,925 to 7,647 per m² the current price in Beirut?
No. That range comes from a 2014 Ramco study reported by Prian.ru. It is a pre-crisis figure that still circulates without a date[6].
Did Beirut property prices rise in 2025?
According to R.E.A.L data reported by The Beiruter, residential prices in Beirut rose 32.83% between 2024 and 2025[2]. R.E.A.L's president says owners repricing their flats drove the rise, and transaction volumes did not.
What is the price per m² in Achrafieh in 2026?
DoorEast's advertised average for Achrafieh, reported by An-Nahar in September 2026, was about USD 3,091 per m², and about USD 3,700 in the Carré d'Or[1]. These are asking prices, not completed sales.
Is the registry's estimated value the market price?
No. The estimated value, set in the Ministry of Finance clearance document, is a floor for registration fees: the fee is charged on the higher of the estimated value and the declared price[12,13]. See estimated value versus market price.
