How much deposit and advance rent can a landlord ask for in Lebanon?
On this page
Short answer
No law sets a limit. Lebanon has no deposit-protection law[1,2], and we found no legal cap on a deposit or on advance rent, so the amount is whatever you and the landlord agree. One commercial expat guide says deposits typically run 2-3 months' rent[3], paid in US dollar cash, as of August 2026. Put the refund terms in writing.

No legal cap, and no deposit protection
Two law firms, Jaber and Choueh, say Lebanon has no specific law protecting tenants' deposits and no deposit-protection scheme[1,2]. Leases signed after July 1992 are free contracts: landlord and tenant set the rent and the term themselves[1,2,5,6]. In April 2026 Khatt30 reported that housing rents sit outside any state oversight and are set freely[4].
We found no source that says when a landlord must return a deposit, how quickly, or what may be deducted from it. Your protection is the lease you sign and your proof of what you paid. According to Choueh Law Firm, disputes go to the rental court where the property is located[2]. A rent lawyer in that area can tell you how such claims are handled there.
What landlords ask for in practice
ExpatLife.ai is a commercial expat guide. In August 2026 it said deposits are typically 2 to 3 months' rent in USD cash, and advised budgeting 4 to 5 months' rent in cash before you move in[3]. These figures come from one commercial source and describe custom. No law sets them.
The agent's commission is often part of that cash, and accounts of the custom differ. JSK Real Estate (2018) says each side pays its own agent one month's rent on leases of up to three years. ExpatLife.ai (2026) says the commission is typically one month's rent, either split between tenant and landlord or paid by the tenant[3,7]. Under the Commercial Code, a broker's fee is set by agreement, by an official tariff or by custom, and a judge may cut a disproportionate fee[8]. More detail is in who pays the broker on a rental.
In April 2026, demands on families displaced by the war were far higher. Khatt30 found them asked to pay USD 2,500 to 9,000 up front[4], covering rent, deposit, broker fee and months in advance, with rents more than three times earlier levels. One example was USD 1,500 a month in Aley plus three months in advance, and the reporter's sample was not representative. Rent control and an eviction freeze were urged, but these were only proposals, and we found no adopted law as of October 2026. See rent and advances for displaced families.
Deposit, advance rent and commission are different money
Each up-front payment comes back to you differently. This table describes practice reported by Khatt30 in April 2026, not a rule of law[4].
| Payment | What usually happens to it |
|---|---|
| Agent's commission | Not refunded |
| Deposit (ta'min) | May be refunded |
| Months paid in advance | Deducted from the rent, with no guarantee they come back if you leave early |
Because the law fixes none of this, the lease decides. If you might leave before the term ends, read breaking a lease early before you prepay several months.
How to protect your deposit before you pay
- Check who you are paying. Ask the landlord for a recent Land Registry extract (ifadeh aqariyeh) for the flat, and match the owner's name to their ID. If an agent or relative is signing, ask to see their written authority. Here is how to check the person renting you a flat is the owner, and the warning signs of a rental scam.
- Write down what happens to each payment. The lease should give the deposit amount and when it is returned, what may be deducted for damage, and whether advance months are refunded if you leave early. Name the currency for each amount.
- Pay in a way you can prove. Get a signed, dated receipt for every cash payment, or pay by transfer. A lease can be proved by receipts, witnesses and presumptions[5]. On the day you move in, photograph the flat and its contents and send the photos to the landlord.
- Ask the owner to register the lease. The Dahye municipalities union says owners must register leases every year by 31 December at the municipality where the property lies, and that registration is done immediately[9]. Ask your own municipality to confirm its procedure. A lease signed by the municipality is one of the documents EDL accepts to move an existing meter into your name[10,11]. See registering a lease at the municipality.
It depends on
- Whether you are displaced by the war. Up-front demands on displaced families in April 2026 reached USD 2,500 to 9,000 up front[4], and no protective measure had been adopted. Ask your municipality and a rent lawyer what applies where you are renting.
- A furnished flat. According to ExpatLife.ai, furnished flats cost 20-30% more[3]. We found no separate deposit rules for them. List the furniture and its condition in the lease.
