Short answer

Only in narrow cases. If you already own an apartment, BDH lends only if the new one is at least 25 km from the home you own[1,2]. The home must be used for family housing only, so a rental, investment or holiday home does not qualify. Breaking that rule ends the contract and makes the principal, interest and charges due at once. BDH also allows one loan per borrower.

Renting out a BDH-financed home, or using it as anything other than your family's home, ends the loan contract and makes everything owed due immediately[1,2]. This page covers BDH's published rules as checked on 17 October 2026.

If you already own an apartment: the 25 km rule

Owning a home does not shut you out of a BDH loan, but the new apartment has to be at least 25 km from the home you own[1,2]. A new flat closer than 25 km to the one you own does not qualify.

BDH does not publish how it applies this rule. It does not say how the 25 km is measured, how it checks what you already own, or whether owning land, a house, a share of an inherited property or a home outside Lebanon counts the same as owning an apartment. Ask BDH these questions in writing before you sign a promise of sale or pay a deposit, and keep the answer.

Second homes, rentals and investment property

A BDH loan cannot buy a holiday home, an investment property or a flat to rent out. A second property qualifies only if it is at least 25 km from the one you own and becomes your family's home[1,2]. A holiday flat further than 25 km away still does not qualify, because the home must be used only as the family's housing.

Breaking the rule is costly: the contract ends and the principal, interest and charges all become due at once[1,2]. You cannot simply repay early to free yourself of the condition either. Early repayment, full or partial, is barred for 7 years from signing unless the bank agrees, and later prepayments carry a penalty fee whose size is not published.

If you live abroad, BDH is open to expatriates[1,2,3], and for non-residents it counts housing rent among their charges[1,2]. BDH does not publish how it treats a home that a family abroad plans to use for part of the year, so ask the bank before applying. BDH loans for Lebanese abroad covers the income side.

If you had a BDH loan before

BDH allows only one loan per borrower. Once an earlier BDH housing loan is settled, you can apply again 2 years after the previous loan is settled[1,2]. We found no source on whether a BDH loan affects a later PCH loan, so ask BDH if that matters to you.

If you do not qualify

If you want to improve the home you already own, BDH has separate renovation loans. The USD renovation loan is up to USD 50,000 over 7 to 10 years[6], but family net income must be at most USD 2,000 a month and you must own at least 1,800 of the home's 2,400 shares. See BDH loans to renovate or build.

For a second home or an investment, other bank finance is scarce. As of autumn 2026, the press reports that Lebanese commercial banks are still not writing home mortgages[4,7]. More in do commercial banks give mortgages and paying without a mortgage from abroad.

How to check whether you qualify as an existing owner

  1. List everything registered in your name. Request a Land Registry extract for each property you own. It shows the owner, mortgages and restrictions[8,9]. Here is how to get an extract.
  2. Work out the distance. Compare where your current apartment is with the new one. BDH does not publish how it measures the 25 km, so if you are close to the limit, do not rely on a map estimate alone.
  3. Ask BDH directly, in writing. BDH serves customers directly and does not work through brokers or intermediaries[1,10]. Anyone charging a fee to "get" you a loan is not acting for the bank. Applications go through BDH's online platform, open 9:00 to 13:00 on working days[1,3,10].
  4. Check the other conditions. The home must be 150 m² at most[1,2,3], you need at least 20% down on the bank's own valuation[1,2], and income rules apply. See the full BDH conditions.
  5. Plan to live there. For the life of the loan, the home must stay your family's home[1,2].

It depends on

  • Where your current home is. If it is under 25 km from the new one, BDH will not lend[1,2]. Ask BDH how it measures the distance and which kinds of ownership it counts.
  • How you will use the new home. Only family housing qualifies; rentals, investment and holiday homes do not[1,2].
  • Whether you had a BDH loan before. One loan per borrower; a new one only 2 years after the previous loan is settled[1,2].
  • Where you live. BDH is open to expatriates[1,2,3], but it does not publish how it applies the family-housing rule to families abroad. Ask the bank before you apply.
  • Your nationality. Borrowers need Lebanese citizenship for at least 10 years[1,2], so foreigners and recently naturalised Lebanese cannot borrow.

Common questions

Can I rent out a flat I bought with a BDH loan?

No. A BDH-financed home must be used only as the family's home, and breaking this ends the contract and makes the principal, interest and charges due at once[1,2].

Can I get a BDH loan for a summer or holiday home?

No. BDH requires the home to be family housing only[1,2], which excludes holiday homes, even one more than 25 km from a home you already own.

I paid off my BDH loan. Can I borrow again?

Yes, but only 2 years after the previous loan is settled[1,2]. The new loan must meet all the usual conditions, including the 25 km rule if you still own the first home.

Does owning a flat abroad or a share of an inherited home count?

BDH's published rule speaks only of owning an apartment and does not address property abroad or inherited shares[1,2]. Ask BDH in writing how it treats your situation before you commit to a purchase.
