Short answer

You ask for it in person at the land registry office for the area where the property lies[1][1,2]. You give its governorate, district, real estate zone and property number[1,3]. One law firm put the fee at USD 5 in June 2025. Copies from OMT or online are unofficial and cannot be used for a sale[1,3,4,5].

In a case the Internal Security Forces reported in June 2026, a buyer in Halat learned that his deed was invalid only when he tried to register the property, after he had already bought it from the forger[6]. The report does not say whether an extract taken earlier would have shown the problem, so check the registry yourself before any money moves and read how fake owners and forged deeds work. This page covers what was published up to 17 October 2026.

What the extract shows

The extract, called the ifadeh aqariyeh (Land Registry extract), is a copy of the property's real folio. It shows the owner, mortgages, charges and restrictions on the plot[8,9]. The register is kept by property, not by owner, so each plot has its own folio under its survey number[8].

The full certificate describes the plot and its total and cadastral area. It lists the owners, the source of their right and the shares each one holds, along with mortgages, pledges, provisional and executive seizures, other charges and pending court actions[1,5]. Ownership is counted in 2,400 shares[1,10,11], which together make up the whole property, so a seller who holds fewer shares owns only part of it.

Every charge on the folio passes to the buyer unless it is cleared before the purchase[9]. A person who acquires a right by relying on the registry also keeps it, unless they knew of a defect beforehand[8]. That is why the extract counts for more than the seller's own papers. More in how to check a title deed before buying.

The numbers you need first

The office finds a property by its numbers. An address or a description will not do. You give governorate, district, real estate zone, property number, section and block[1,3], with the section and block only where they apply. The title deed is a copy of the property's folio under its survey number[8], so the numbers are on it. Ask the seller for a copy of the deed before anything else; a seller who will not share the numbers is a warning sign.

In a building that has been divided into units, each flat gets its own number added to the plot number, with its own folio. Private units are numbered from 4[12]. This is probably the "section" or unit the office asks for, but no source we read says so outright, so ask the office or the notary (kateb adel). Here is how to find your property's number, zone and section.

If you know only the owner's name, the registry can be searched by name. You need the person's full name, birth year and mother's name[5,13]. Kallas Law Firm gave about 10 days for this search in October 2025[5].

The numbers on paper do not show you the ground. Where the cadastral plan and the boundaries on the ground differ, the plan prevails[8,10]. The Cadastre supervises the sworn surveyors it treats as its affiliates[7], but we found no published procedure or price for ordering a plan from them. Any real estate transaction needs an official title register. Copies obtained online or through OMT are unofficial, and one law firm says courts need the physical certificate[1,3,4,5]. The fee figures come from a single law firm page dated June 2025. By law, state fees and service charges are collected in Lebanese pounds[14,15], so the office may ask for the lira equivalent.

Since 13 October 2020, OMT outlets have let you view a property's title register and take away an unofficial hard copy, with a digital copy by SMS and by email on request[3,4]. OMT asks for the same property numbers plus your mobile number and email address[1,3]. It publishes no fee, and a similar service through Whish is not confirmed. More on getting a copy online or through OMT.

In April 2026 the Finance Minister said the registry's automated database covers all surveyed and numbered properties and allows ifadas to be issued electronically[13]. He did not say whether or how the public can request one, and we could not reach the Land Registry's website (lrc.gov.lb) to check. Do not rely on an electronic copy for a sale until the office or your notary confirms it is official.

Getting one when you live abroad

The official certificate is requested in person[1], so someone in Lebanon has to go to the office. According to Legalmondo, certificates are public and anyone may ask for one without showing a legal interest, so a lawyer or notary you choose yourself can ask for it. The sources do not say whether the office will want a power of attorney from them, so have them check first. Pick someone who does not work for the seller or the agent, ask for a full scan of the certificate, and keep the original.

Some offices work only on set days. In April 2025 Baabda took new transactions only on certain Thursdays, and Aley worked and issued ifadas from Tuesday to Thursday[16]. As of late April 2026, the Bint Jbeil and Ain Ebel offices could not be reached, while Nabatieh and Marjayoun kept minimum work[13]. Check which registry office handles your property and whether it is open.

If you are signing a power of attorney for the purchase, missions ask for a copy of the deed or an extract along with it[17,18,19].

How to get an official extract, step by step

  1. Get the property's numbers. Ask the seller, or whoever holds the papers, for a copy of the title deed and copy the governorate, district, real estate zone, property number, section and block[1,3] from it. For a flat, note the unit number added to the plot number[12].
  2. Work out which office. The certificate comes from the land registry office for the property's area[1,2]. Ask a notary which office covers the property's zone and on which days it issues ifadas, because some offices work set days[16].
  3. Go in person, or send someone you chose. The request is made in person at that office[1], and according to Legalmondo anyone may ask without showing a legal interest. Bring the numbers and a copy of the deed if you have one. No source lists the documents the office asks for, so ask the office or a notary whether ID is needed.
  4. Pay the fee and keep the receipt. Legalmondo put the fee at USD 5[1] in June 2025. State fees are collected in Lebanese pounds[14,15], so ask the office for the current amount.
  5. Collect the certificate. Kallas Law Firm gave 2 business days for a physical certificate in October 2025[5]. Limited office days can stretch that.
  6. Read it before you pay anyone. Check that the owner's name matches the seller's ID and that the shares match what you are buying out of 2,400 shares[1,10,11]. Look for any mortgage, seizure or pending court action[1,5]. Anything listed passes to you unless it is cleared first[9].

It depends on

  • Whether the plot is surveyed. A land registry opens in a region only after survey works there are completed and certified[10,11], so in a village not yet surveyed there may be no folio to extract. The Monthly Magazine said in 2015 that such land is recorded only in booklets kept by mukhtars[20], and Finance Ministry Circular 609/2026 on unsurveyed land was contested as of 30 March 2026[21][21,22]. Even on a surveyed folio, Legalmondo says the area is not shown until the plot is finally surveyed[1,5]. Ask a property lawyer how the plot is recorded before you pay anything.
  • Whether it is a flat or a whole plot. A unit gets its own folio only once the owner has the building divided into units at the Land Registry[12]. Ask the notary whether the flat you want has its own folio or is only a share of the plot.
  • Something pending on the plot. According to Legalmondo, no certificate is issued while a lien or a registration on the plot is still in process[1]. If the office refuses, ask what is pending and tell your lawyer.
  • Where the property is. Some registry offices in the south were unreachable or on minimum work in April 2026[13]. Have a notary check the office's status before you send anyone.
  • What you need it for. A sale needs the official certificate, and one law firm says courts need the physical one[1,3,4,5]. No source says how recent it must be, so ask the notary handling the deal.

Common questions

Can I get an official land registry extract online in Lebanon?

Not as far as we could confirm. Copies obtained online or through OMT are unofficial[1,3,4,5]. In April 2026 the Finance Minister said the database allows electronic ifadas, but he did not say whether the public can request one[13].

Can anyone get a land registry extract for a property they do not own?

According to Legalmondo, yes: property certificates are public and no legal interest is needed. The details of court actions on a plot are limited to the parties, their representatives and people with a sufficient legal interest[1].

How long is a Lebanese land registry extract valid?

No source we read sets a validity period or says how recent an extract must be for a notary or the Land Registry. Ask the notary handling your sale which date they will accept.

How much does an OMT title register copy cost?

OMT does not publish a fee for viewing a title register[3,4], so ask at the outlet. The copy is unofficial and cannot be used for a property transaction[1,3,4,5].
