Short answer

It depends on the source, and we found no recorded sale prices for Jbeil (Byblos). JSK Real Estate, a Lebanese agency, put the Q3 2025 average at USD 1,000-1,200 per m²[1]. DoorEast asking prices reported by An-Nahar averaged about USD 972 per m² in September 2026[2]. Actual sales can differ with negotiation, age, condition, floor, view and exact location[2,3,4].

What the published figures say

Three sources give a number for Jbeil, and they do not agree. JSK Real Estate, a Lebanese agency, put the average at USD 1,000-1,200 per m²[1] in September 2025 without stating its method, and noted rental demand from tourists and business travellers. DoorEast's advertised averages, reported by An-Nahar in September 2026, put Jbeil at about USD 972 per m², below JSK's range[2].

On direction, The Beiruter reported in January 2026 that R.E.A.L data showed Jbeil prices up 29.8% between 2024 and 2025. The syndicate does not say whether these are asking or sale prices[5]. R.E.A.L's president also said the 2025 rise across the market came from owners repricing closer to pre-2019 levels, and not from more sales.

Sources also disagree on how far prices have recovered. R.E.A.L's president told The Beiruter in January 2026 that prime areas with strong expatriate demand, the Amchit coastline among them, are close to pre-crisis levels[5]. Assukna, a property seller, wrote in April 2026 that Byblos prices are still significantly below 2018/2019 levels[8]. Neither shows a data series.

Asking prices are not sale prices

An-Nahar says the DoorEast figures are advertised prices, and actual sales can differ from them with negotiation, age, condition, floor, view, finishing and exact location[2,3,4]. One advisory firm, Cedar Keys Estates, told LeBusiness in October 2026 that listings are often priced on what a neighbour says he was offered, and then sit unsold for six months[3]. More on this in why advertised prices differ from registry prices.

No source measures the size of that gap. In August 2026, Libnanews suggested that ordinary, legally sound housing can sell 20 to 40% below its asking price, and presented this as a scenario rather than measured data[4]. Land Registry statistics describe a whole district, so they cannot tell you about one flat's floor, view, broken lift or a deed shared between heirs[3].

How Jbeil compares with nearby areas

All figures are in USD per m². JSK's figures date from September 2025 and DoorEast's asking averages from September 2026. Neither source states its method.

JSK does not split Jbeil into new and older flats as it does for Batroun and Jounieh. For a wider look at the coast north of Beirut, see how Metn, Keserwan, Jbeil and Batroun compare.

What you pay on top of the price

The Land Registry fee on a sale is 3% of the value for Lebanese buyers, 5% for non-Lebanese[6]. It is charged on the higher of the estimated value and the declared price[9,10]. For a flat, the estimated value is set by the regional finance office[7,11]. Kallas Law Firm puts the total buying charges at about 4% (Lebanese), about 6% (non-Lebanese)[7], before broker commission, lawyer fees and the Land Registry extract. The full breakdown is in the total cost of buying.

The market runs mostly on cash. In autumn 2026 the press reported that Lebanese commercial banks were still not writing home mortgages[12,13].

How to check the price of a specific flat in Jbeil

  1. Ask the seller for the property's identifiers. You need the plot number and the real estate district, and for a flat the section (unit) number. Without these you cannot check anything on paper.
  2. Get a recent Land Registry extract (ifadeh aqariyeh). It shows the owner, mortgages, charges and restrictions[14,15]. A low price can hide a mortgage or another charge, so read the extract before you pay. Here is how to check a title deed. This page does not say where the extract is issued, what it costs or how long it takes. Ask the Land Registry office for the Jbeil real estate district, or a lawyer, giving the plot number, and ask them for the cadastral plan too so you can see where the plot sits on the ground. More in getting a cadastral map or survey.
  3. Compare several listings for similar flats. Look at the same part of town, a similar age and a similar floor. You can browse homes for sale in Jbeil. Treat every figure as an asking price.
  4. Get an independent valuation. According to JSK, a valuation report is done either by a sworn valuer accepted by the courts or by an agency, and the two are priced differently[16]. No fee schedule is published. See how to get a property valued.
  5. Ask the regional finance office, or a lawyer, for the estimated value before you sign. It appears in the Ministry of Finance clearance document, and fees are charged on the higher of the estimated value and the declared price[9,10][7,11]. That figure changes your total cost.
  6. Negotiate from evidence. Bring the comparable listings and the valuation to the seller.

It depends on

  • The building's age and finish. In nearby Batroun, JSK prices older flats at USD 700-1,000 per m² against USD 1,200-1,500 for newer ones[1], and in Jounieh at USD 700-1,200 against USD 1,000-1,500. It gives no such split for Jbeil, so ask the valuer how the building's age affects the price.
  • Exact location: old town, coast or villages. R.E.A.L names the Amchit coastline among areas near pre-crisis prices[5]. Assukna, a property seller, says Byblos prices are still significantly below 2018/2019 levels[8]. We found no figures for the villages inland, so ask a local valuer for recent sales nearby.
  • Your nationality. The registry fee is 3% of the value for Lebanese buyers, 5% for non-Lebanese[6], so a non-Lebanese buyer pays more on the same price.
  • How you pay. According to its February 2026 Key Fact Statement, Banque de l'Habitat lends up to USD 100,000 (minimum USD 20,000)[17,18] to buy a home, with at least 20% down on the bank's own valuation. Otherwise you need cash, because commercial banks were not writing mortgages in autumn 2026[12,13].
  • Whether you plan to rent it out. JSK reports rental demand from tourists and business travellers in Jbeil[1]. The Beiruter says rents have not risen as much as sale prices[5]. We found no published rental yield for Jbeil.
