Ahla Beit is run by Joshua Joseph Khoury, Dubai, UAE. It lists homes for sale and rent in Lebanon, put up by licensed brokers, agencies, developers and owners.

We are not a broker, and we are not a party to any sale or rental. We do not hold deposits or handle the money for a deal. Check the title deed, the seller and the terms yourself, or with a lawyer, before you pay anything.

You must be 18 or older. Keep your sign-in method secure. You are responsible for what happens under your account.

We can suspend an account that breaks these terms, after a warning unless the harm is serious.

• You must have the owner's permission (a mandate) to market each home you list.
• Prices, sizes, photos and facts must be true and current.
• You must confirm each listing is still available at least every 30 days. Listings not confirmed leave search.
• You must own or have the right to use every photo. You give us a licence to show, resize and translate your listings and photos on Ahla Beit and in links to it.
• Do not put phone numbers, links or contact details in listing text or photos. Buyers contact you through Ahla Beit.

We can edit the format of a listing, hide it, or remove it if it breaks these rules.

“Verified” means the agency listing the home took photos there through Ahla Beit on the date shown, and we checked that the photos were taken at the home's map pin at that time. Ahla Beit does not inspect the home itself. The badge lasts 180 days.

It is not a survey, a valuation, or a check of the title deed or the seller's right to sell.

Area price figures, estimates and price flags come from listing data. They are a guide, not financial advice or a valuation.

Some text is translated by machine. The broker's original text is the one that counts.

• Pro costs US$49 a month. Developer project pages cost US$300 a month. Prices exclude any taxes we must add.
• You can pay by card through Stripe, or by bank or Whish transfer. A plan paid by transfer starts when our team confirms the payment.
• Plans renew each month. You can cancel at any time; the plan runs to the end of the paid month and is not refunded in part.
• We will give you 30 days' notice of a price change.

• Do not copy listings or data from Ahla Beit with bots or scrapers, or resell them.
• Do not post scams, fake listings, or content that is unlawful, abusive or misleading.
• Do not try to break or overload the site, or get into accounts that are not yours.

The site design, maps layers we made, area data and the Ahla Beit name belong to us or our licensors. Map data credits are in the footer.

We work to keep listings accurate, but brokers write them and we do not guarantee them. We are not liable for a deal between you and a broker, seller or landlord.

Where the law allows, our total liability to you is limited to the fees you paid us in the 12 months before the claim, or US$100 if you paid nothing. Nothing here limits liability for fraud, or rights that consumer law gives you and that cannot be excluded.

Lebanese law applies, and the courts of Beirut decide disputes. If you are a consumer, you keep the protection of the law where you live.

We will show a notice on the site at least 30 days before a change to these terms applies, unless the law requires a change sooner.
