Short answer

At most of the missions we checked, yes, but the age depends on the mission. The Washington embassy and the Dubai consulate set it at 70, the Netherlands at 80[1,2,3]. Sydney asks a grantor over 70 for a doctor's letter no older than 7 days[4]. Detroit's page says 70, 73 or 65 depending on the section[5]. No Lebanese law on it was found, so ask your mission.

Who asks for it, and from what age

No single Lebanese age applies to this certificate. Each embassy or consulate sets its own, and their pages differ[1,2,3]. We found no Lebanese law or official rule behind it, only the missions' own pages. Those pages carry no date (we read them in October 2026), so check your mission's page again before you book.

MissionAge on its pageWhat it asks for
Embassy in WashingtonOver 70[1]A certificate of good mental health from your physician, also for a POA signed before a US notary and sent by mail[1]
Consulate in Dubai70[1,2,3]A medical certificate; the page states the age for POAs signed at the consulate[1]
Embassy in the Netherlands80[1,2,3]A medical certificate; the page states the age for POAs signed at the embassy[1]
Consulate in SydneyOver 70[4]An original doctor's letter, signed and sealed, confirming sound mind, no more than 7 days old on the day you attend[4]
Consulate in Detroit70, 73 or 65 depending on the section[5]A certificate of good mental health from your physician[5]

Detroit's page contradicts itself. Its general section says over 70, its section on general POAs sent by mail says over 73, and its section on special POAs sent by mail says over 65[5]. If you are 65 or older and use Detroit, ask the consulate which age applies to you before you sign. We have not seen the rule for any mission missing from this table, so its own page or its consular staff are your only source.

What the certificate is for, and what is not published

A power of attorney lets the person you name sign the sale at the notary and register it at the Land Registry for you, and ownership passes only when the sale is registered[6]. The certificate concerns your mental capacity to hand over that authority. Washington and Detroit ask for a certificate of good mental health from your physician, and Sydney for a doctor's letter confirming sound mind[1][5][4]. None of the pages explains why it sets the rule.

Several practical points appear on none of the pages we read. These are which language the letter must be in, whether it must be translated or legalised, and which details it must contain. Of the mission pages we read, only Sydney sets a maximum age for the letter[4]. Put each of these questions to your mission in writing, so you have the answer on record.

If you sign before a notary where you live

You can sign at a Lebanese mission. You can also sign before a local notary, have the signature authenticated by the local authorities, and then have it legalised by the Lebanese embassy or consulate[1,3,7,8]. Which suits you better is covered in signing at the consulate or before a local notary.

Choosing a local notary does not always spare you the certificate. The Washington embassy asks applicants over 70 to include it with a POA signed before a US notary and sent by mail[1], and Detroit sets its own ages for POAs sent by mail[5]. The Dubai, Netherlands and Sydney pages state their age rules only for POAs signed at the mission. They say nothing about the notary route, so ask before you pay a notary. The US chain is explained in a Lebanese power of attorney from the USA, and the Sydney rules in a power of attorney from Australia.

How to get the medical certificate right, step by step

  1. Find your own mission's POA page. Do this yourself before you book anything. Check the age it states: 70 to 80 at most missions we read, and from 65 at Detroit for a special POA sent by mail[1,2,3][5]. In the UAE, the Dubai consulate issues POAs for Lebanese nationals and for Palestinians with Lebanese travel documents (see making a power of attorney from the UAE or Gulf). Other nationals sign before a UAE notary, then get UAE foreign-ministry attestation, then consulate attestation[2].
  2. Decide where you will sign and what type of POA you need. You sign at the mission or before a local notary[1,3,7,8]. At Detroit the age differs between general and special POAs sent by mail[5], so read general and special powers of attorney first.
  3. Ask the mission three questions in writing. Which age applies to your POA type and route? Must the doctor's letter be translated or legalised? How old may the letter be on the day you sign? At the Washington embassy you email your documents first, and the embassy then contacts you for an appointment[1].
  4. See your doctor close to the signing date. Ask for a signed, dated letter on the doctor's letterhead, with your name written exactly as it appears on the ID you will show. In Sydney the letter must be an original, signed and sealed, and no more than 7 days old when you attend[4].
  5. Bring the letter with the rest of the file. Missions ask for the property number and location, plus a copy of the deed or a Land Registry extract[1,3,5]. The POA must also give each party's full names, parents' names, date of birth and registry number[5,8]. In Sydney you attend in person and bring every document on paper[4]. The full file is described in how to give a power of attorney from abroad.
  6. Keep copies. Keep a scan of the doctor's letter, the signed POA and the mission's written answers. If the notary or the Land Registry in Lebanon questions the POA later, these are your proof.

It depends on

  • The mission. The age is 70 in Washington and Dubai and 80 in the Netherlands[1,2,3]. Sydney uses over 70, and Detroit gives three ages[4][5]. Ask your own mission.
  • Where you sign. Washington also requires the certificate for POAs signed before a US notary and mailed, while Dubai, the Netherlands and Sydney state their rules only for POAs signed at the mission[1]. Ask the mission before you use a local notary.
  • The type of POA. At Detroit the mail-in age is over 73 for a general POA and over 65 for a special one[5]. Confirm with the consulate.
  • When you see the doctor. Sydney rejects a letter more than 7 days old on the day you attend[4]. The other mission pages we read publish no limit, so ask them.

Common questions

I am 68. Do I need a medical certificate?

Not at Washington, Dubai, the Netherlands or Sydney, going by the ages on their pages[1,2,3][4]. At Detroit you might, because its page asks for one from age 65 for a special POA sent by mail[5]. Ask the consulate to confirm.

How recent must the doctor's letter be?

At the Sydney consulate it must be no more than 7 days old on the day you attend[4]. The other mission pages we read set no limit, so ask your mission and see your doctor shortly before you sign.

Does the certificate need to be translated or legalised?

None of the mission pages we read says. Ask your embassy or consulate in writing before you visit, and keep their answer.

Do I still need it if I sign before a notary at home?

At the Washington embassy, yes: applicants over 70 include it with a POA signed before a US notary and sent by mail[1]. Detroit has its own mail-in ages[5]. Other missions do not say, so ask yours.
