Short answer

Sign it in person at a Lebanese embassy or consulate, or before a Brazilian notary (cartório), then have it authenticated locally and legalised by the Lebanese mission[1,2,3,4]. A Brazilian apostille alone is not enough: Lebanon is not a member of the Apostille Convention[5]. The POA should name the property by number and location[1,3,6]. Ask the mission which step it wants between the notary and its stamp.

We found no Lebanese mission page or official guide for Brazil, so the step between a Brazilian notary and the Lebanese consulate is not confirmed. This page covers what was published up to 17 October 2026.

Why a Brazilian apostille is not enough

Brazil is a party to the Apostille Convention, so Brazilian authorities issue apostilles for their own public documents[5]. Lebanon is not a member of the Apostille Convention, so a document signed abroad is legalised by the Lebanese embassy or consulate instead[1,2,3,4]. For comparison, UK government guidance from July 2025 says that an apostilled document for a country outside the Convention must then be stamped at that country's embassy in London[11,12].

We could not confirm what the Lebanese mission in Brazil asks for after the cartório. It may stamp a document that already carries a Brazilian apostille, or it may want a different authentication. Ask the mission before you sign anything at the notary. The rules that apply in every country are in giving a power of attorney from abroad.

What the power of attorney must say

Missions ask a property POA to give each party's full names, parents' names, date of birth and registry number[4,6]. They also ask for the property number and location, plus a copy of the deed or a Land Registry extract[1,3,6]. Naming the exact plot, instead of "all my property", keeps the agent's powers narrow.

The type of POA matters too. Missions issue general and special POAs at different fees[1,2,6]. Kallas Law Firm says a general POA is not enough to sell a property, and that a sale needs an express special mandate to sell[10]. See general and special powers of attorney.

We found no source on language. Ask the mission whether the POA must be in Arabic or bilingual, and whether any Brazilian document needs a sworn translation.

Finding the property and checking it from Brazil

The Land Registry (السجل العقاري) identifies a property by its governorate, district, real estate zone, property number, section and block[13,14], the last two where they apply. You need these details for the POA and for the Land Registry extract (ifadeh aqariyeh). The extract shows the owner, mortgages and restrictions on the plot[15,16].

Any transaction needs an official extract. Copies printed online or through OMT are unofficial[13,14,17,18]. You request the official one at the land registry office for the area where the property lies[14,19]. Legalmondo, a law-firm network, said in June 2025 that it is issued only in person and costs USD 5[14].

Legalmondo also says anyone may request a certificate without showing a legal interest[14]. From Brazil, that means someone you trust in Lebanon, such as a lawyer, can collect it for you. Kallas Law Firm gave about 2 business days for a physical certificate in October 2025[18]. More in how to get a Land Registry extract.

OMT outlets can show a property's title register and print an unofficial copy[13,17]. That copy is fine for a first look. It does not replace the official extract.

Keeping the POA from being misused

Forged POAs have been used to try to sell or mortgage property in Lebanon, including property of an owner living abroad[20,21,22]. In July 2026 the Internal Security Forces reported that a suspect had used forged deeds and identity cards to get notarised POAs drawn up, then mortgaged the properties[21]. In a June 2026 case in Halat, a buyer learned the deed was invalid only when he tried to register the property, after he had already paid[23].

Ownership passes only when the sale is registered at the Land Registry[16]. Kallas Law Firm says an irrevocable POA to sell is not itself a sale, so until registration its holder has only a personal claim against the seller[10]. The firm says a POA made in the interest of the agent or a third party is irrevocable, meaning it is revocable only with the beneficiary's consent. It adds that such a POA survives the principal's death. Have a lawyer read any "irrevocable" wording before you sign it. More in protecting your property from a forged power of attorney.

How to give the power of attorney from Brazil

  1. Get the property's details and a recent extract. Someone in Lebanon requests the official extract at the land registry office for the property's area[14,19], giving the governorate, district, real estate zone, property number, section and block[13,14]. Read it before anything is drafted, and check the owner's name and any mortgages[15,16].
  2. Contact the Lebanese mission that serves you. We found no Brazil page. Our research pointed to the Lebanese consulates in São Paulo and Rio de Janeiro, but we did not read their pages, so first confirm which mission covers your state. Ask whether you can sign there, what authentication they want after a cartório, the fee, the medical-certificate age, witnesses, language, and whether they work by appointment or by mail. Some missions, such as New York and Detroit, require two witnesses who are not relatives[2,6] for a POA signed before a local notary.
  3. Have the POA drafted. Name the property by number and location and give each party's full names, parents' names, date of birth and registry number[4,6]. For a sale, Kallas Law Firm says you need an express special mandate to sell[10]. Choose your agent with care: see who to name as your agent.
  4. Sign by one of the two routes. You either sign in person at the Lebanese mission, or sign before a Brazilian notary and then get local authentication and legalisation by the Lebanese mission[1,2,3,4]. Bring your ID and a copy of the deed or extract[1,3,6].
  5. Ask whether a step in Beirut is needed. Kallas Law Firm says documents signed abroad generally pass through the Lebanese mission, then the Ministry of Foreign Affairs[24,25] before they can be used in Lebanon. The mission pages we read in the US, the UAE and Belgium end at consular legalisation. The notary in Lebanon who will use the POA can confirm. See the foreign ministry step.
  6. Send the original to your agent and keep copies. For a surveyed property, the sale contract is drawn up before a notary or Land Registry assistant head[9,26], then registered at the Land Registry[16]. Keep a list of every POA you have signed.

It depends on

  • Where you live in Brazil. The sources we read do not say which mission serves which part of Brazil. A Lebanese embassy in one country can cover another: Danish documents, for example, are legalised by the Lebanese Embassy in Stockholm[27]. Ask the mission nearest you.
  • Your nationality. Some missions serve only some nationals. Dubai issues POAs for Lebanese nationals and Palestinians with Lebanese travel documents, and everyone else uses a UAE notary[8]. If you hold only Brazilian nationality, ask whether you must take the cartório route. A buyer without Lebanese nationality can also own only up to 3,000 m²[28,29,30] without a licence.
  • Your age. Many missions ask older applicants for a medical certificate, and the age differs: from 70 (Washington, Dubai) or 80 (Netherlands)[1,3,8]. Ask the mission in Brazil which age applies.
  • Buying or selling. Kallas Law Firm says a sale needs an express special mandate to sell[10]. Tell whoever drafts the POA exactly what the agent may do.
  • When the POA will be used. According to Kallas Law Firm, the Land Registry accepts an ordinary POA for registration only if it is no more than 5 years old[9,10]. If the purchase may take years, ask a lawyer about timing.

Common questions

Can I use a Brazilian apostille for a Lebanese power of attorney?

Not on its own. Lebanon is not a member of the Apostille Convention[5], so the POA must be legalised by the Lebanese embassy or consulate[1,2,3,4]. Ask the mission whether it accepts a Brazilian apostille as one step in its own chain.

How much does a power of attorney cost at a Lebanese consulate in Brazil?

We found no published fee for Brazil. Lebanese consular fees are set and collected in USD or EUR[7]. For comparison, the undated US mission pages list USD 50 special, USD 100 general[1,2,6], charged per signature.

How long is a Lebanese power of attorney valid?

Kallas Law Firm says a POA has no expiry unless a term is written in[10], but the Land Registry accepts an ordinary POA for registration only if it is no more than 5 years old[9,10]. The firm adds that settled case law exempts a POA that is truly irrevocable in substance from this limit, so a lawyer should read the wording.
