Short answer

Yes. BDH gives the mode of payment on its purchase loan as fresh US dollars in cash only[1,2,3], and the required life and home insurance are paid in fresh dollars too[1,2]. BDH does not say whether instalments can be paid by transfer from a bank abroad, so ask the bank before you sign. BDH does lend to expatriates as well as residents.

Also asked as: “Do BDH loan instalments have to be paid in fresh dollars in cash?” · “Can I pay my BDH loan from abroad?” · “Is a BDH housing loan repaid in dollars or lira?” · “How do expats pay Banque de l'Habitat instalments?”

BDH's interest rate is "subject to amendment". BDH cut it from 6% to 5.75% on 1 July 2026, and An-Nahar reports that the cut applies to loans funded by the Arab Fund for Economic and Social Development[1,4,5]. This page covers what BDH had published up to 17 October 2026.

What "fresh dollars in cash" means for your instalments

Banque de l'Habitat's purchase-loan page gives the mode of payment as cash in fresh US dollars only, and Beirut.com reports that the loan is granted and repaid in US dollars[1,2,3]. If the term is new to you, see what "fresh dollars" means in Lebanon.

You pay more each month than the loan instalment alone. In BDH's February 2026 Key Fact Statement, a USD 100,000 loan over 20 years at 6% costs USD 724 a month, plus a USD 6 management fee and USD 13 for life insurance[2]. BDH has not published the same example at 5.75%. For what is known, see the monthly payment on a USD 100,000 BDH loan.

Insurance is paid in fresh dollars too

At signing you take out two policies. Life insurance is paid monthly and home (fire) insurance yearly, both in cash in fresh US dollars, from insurers the bank accredits[1,2]. BDH's published example leaves out the yearly home insurance premium, so ask for a quote before you sign.

Paying from abroad: what is known and what is not

BDH lends to residents and expatriates[1,2,3]. For income it asks for an employment certificate and regular fresh-dollar bank statements, or any other proof of income. For non-residents it also counts housing rent among their charges[1,2]. BDH does not say which foreign payslips or bank statements it accepts. BDH loans for Lebanese living abroad covers the conditions for expats.

No BDH source says whether instalments can be paid by transfer from a bank outside Lebanon. We also found no published rules on late payments. Until BDH tells you otherwise in writing, plan for fresh-dollar cash to reach BDH in Lebanon every month.

If you need to send money to Lebanon for each instalment, small transfers can work. As of October 2026, Taptap Send allows up to USD 5,000 per transfer to a Whish wallet, and a Whish wallet has a monthly limit of USD 5,000[6]. The other options are in how to send money to Lebanon. If you carry cash yourself, Law 42 of 2015 says amounts above USD 15,000 must be declared in writing to customs[7]. Check the current threshold with Lebanese Customs before you travel.

Before you sign, if you will repay from abroad

  1. Ask BDH directly how instalments are paid. BDH serves customers itself and does not work through brokers or intermediaries[1,8]. Its page has listed a hotline, 1620, but check the number on BDH's own site before you call[2]. Ask three things: whether it accepts a transfer from a foreign bank, whether someone in Lebanon can pay in cash for you, and what happens if a payment is late. Get the answers in writing.
  2. Get the current Key Fact Statement. The February 2026 version fixed the rate for the first year only[2]. Ask BDH whether the 5.75% rate works the same way, and whether the July 2026 cut applies to your loan[1,4,5].
  3. Budget the full amount. Add the instalment, the management fee and the monthly life insurance, then the yearly home insurance[1,2]. BDH's limits are instalment at most 33%, all debts at most 45% of net income.
  4. Arrange the monthly cash. Decide who in Lebanon will hold and pay the fresh dollars, and how the money will reach them each month.
  5. Keep every receipt. Keep a copy of each payment receipt and insurance renewal, both in Lebanon and abroad.

It depends on

  • Rate changes. BDH's rate is subject to amendment, so your instalment can change[1,4,5]. Ask BDH how and when it tells you about a change.
  • Where your income comes from. BDH does not say which foreign income documents it accepts or whether they must be legalised[1,2]. Ask BDH before you apply.
  • How the home is used. A home financed by BDH must be used only as the family's home. If you break that rule, the contract ends and everything you owe becomes due at once[1,2]. If you live abroad, ask BDH how this applies to you. The full list is in BDH loan conditions.
  • Paying off early. You need the bank's agreement to repay before 7 years, and each prepayment after that carries a fee[1,2]. Ask BDH how much the fee is.
