Where are the cheapest areas to buy an apartment in Lebanon?
On this page
Short answer
No ranking covers all of Lebanon. The lowest per-m² figures found are DoorEast asking prices in Doha Aramoun[1] and JSK Real Estate's figures for older flats in Batroun[2] and Jounieh. Within Beirut, The Beiruter puts Karakol el-Druze and Mazraa below USD 1,700 per m²[3]. None are confirmed sale prices[1,4,5], and a low price often signals higher risk.

In war-affected areas, security shapes prices. The Beiruter reported in January 2026 that Dahiyeh had many flats listed for sale but little demand, with buyers entering only at deep discounts[3], and Libnanews wrote in October 2026 that value in the South is tied to reconstruction, return, compensation and security[6]. This page covers what was published up to 17 October 2026.

What the published figures show
These are the lowest per-m² figures we could source. Each comes from a listings site, an agency or a news report, and none states its method. Use them to frame your questions to a broker, and expect the real price to differ.
| Area | Figure per m² | Who says so, and when |
|---|---|---|
| Doha Aramoun | about USD 842, asking | DoorEast listings, reported by An-Nahar, September 2026[1] |
| Batroun, older or less premium flats | USD 700-1,000 | JSK Real Estate, Q3 2025[2] |
| Jounieh, older flats | USD 700-1,200 | JSK Real Estate, Q3 2025[2] |
| Jbeil | USD 972 asking (DoorEast); USD 1,000-1,200 (JSK) | An-Nahar, September 2026[1]; JSK, Q3 2025[2] |
| Achrafieh, 1960s buildings | USD 1,000-1,500 | JSK Real Estate, Q3 2025[2] |
| Mansourieh | USD 1,000-1,700 | JSK Real Estate, Q3 2025[2] |
| Dekwaneh | about USD 1,378, asking | DoorEast listings, reported by An-Nahar, September 2026[1] |
| Karakol el-Druze, Mazraa (Beirut) | below USD 1,700 | The Beiruter, January 2026[3] |
The two sources do not agree everywhere. DoorEast's Jbeil figure is below JSK's range, and its Jounieh figure of about USD 1,744 is above JSK's range of USD 1,000-1,500[1]. Inside Beirut, one opinion piece in Libnanews said old flats needing major work could be negotiated around USD 1,000-1,500 per m² in early 2025[5]. For the dearer end of the city, see prices by Beirut neighbourhood.
What we could not find
We found no sourced price per m² for Tripoli, Saida, Zahle, the Bekaa or the South. The brokers' syndicate R.E.A.L reported that prices rose between 2024 and 2025 by 30.41% in Nabatieh and 25.13% in Zahle, but that is a change, not a price level, and the syndicate does not publish its method[3]. For those areas, ask several brokers for recent registered sales in the same building or street rather than asking prices.
There is also no reliable, continuous national price index[4,5]. Land Registry statistics describe a whole district and cannot price a particular flat, its floor, its lift or a deed shared between heirs[4]. The average registered deal in January-August 2026, about USD 108,000, mixes apartments, land, shops and other property, so it is not an average flat price[4,6]. More on this in why advertised prices differ from registry prices.
Why the cheapest flat can cost you more
A low price per m² usually has a reason: age, condition, location, security or the paperwork. In JSK's figures for Batroun and Jounieh, older flats are priced well below new ones[2] . Before you count the saving, price in the repairs, the generator and the lift.
The paperwork matters most. Libnanews reported that when the developer Sayfco went bankrupt in 2018, about 600 buyers were left exposed because bank mortgages on the projects blocked their titles[5]. One Libnanews analysis argues that incomplete, mortgaged or security-affected projects could be worth far less than ordinary, legally sound housing. A recent Land Registry extract shows the owner, mortgages and restrictions on the property[7,8]. In the South, we could not verify how complete registry records are after the war; see registry records in the south.
How to check a cheap flat yourself
- Get the property's identifiers in writing. Ask the seller or broker for the plot number, the real estate district (zone) and, for an apartment, the section number. Here is how to find a property's number, zone and section.
- Get a recent Land Registry extract (ifadeh aqariyeh). It shows the owner, charges, mortgages and restrictions[7,8]. Compare the owner's name with the seller's ID, and read how to check a title deed before you pay anything.
- Have someone independent see the building. A cousin or the seller's agent is not independent. Pay an engineer yourself to report on the structure, and ask the engineer or a lawyer how to confirm the building permit.
- Work out the full cost. Lebanese buyers pay a Land Registry fee of 3% of the value, non-Lebanese buyers 5%[9]. The notary will confirm the amount for your case.
It depends on
- Age and condition. In JSK's figures for Batroun and Jounieh, older flats sit well below new ones[2] . An engineer can tell you what the repairs will cost.
- Security and war damage. Libnanews wrote in October 2026 that value in the South is tied to reconstruction, return, compensation and security[6]. In Dahiyeh, The Beiruter reported many listings but little demand in January 2026[3]. See is it safe to buy in the south, the Bekaa or Dahiyeh.
- Your nationality. The registration fee is 3% of the value for Lebanese buyers, 5% for non-Lebanese[9]. Ask the notary to confirm which rate applies to you.
