Should I buy in the mountains or on the coast in Lebanon?
On this page
Short answer
It depends on how you will use the home, and no neutral source settles it. One Lebanese agency, JSK Real Estate, says mountain suburbs offer cooler weather, views and lower prices than the coast[1], and that Jbeil is no longer just a summer town[1,2]. We found no published data on winter access, heating costs or landslide risk by area.

What the sources say about each place
The only area-by-area views we found come from one estate agency, JSK Real Estate. These are sales claims. Its prices date from September 2025 and it does not say how it got them, so use them as a starting list and check every figure yourself.
| Area | Setting | What JSK Real Estate says | Its Q3 2025 price |
|---|---|---|---|
| Batroun | Coast | An explosion in demand, with renovated old houses and chalets popular with locals, expats and Airbnb investors[1] | USD 1,200-1,500 per m² (new); USD 700-1,000 (older)[3] |
| Jbeil | Coast | Good infrastructure, international schools, no longer just a summer destination[1,2] | USD 1,000-1,200 per m²[3] |
| Sahel Alma, Kfarhbab, Adma | Hills above Jounieh | Liked for being close to Jounieh and for sea views[1] | Jounieh USD 1,000-1,500 per m²; Adma USD 1,300-2,000[3] |
| Jeita, Ajaltoun, Ballouneh | Mountain suburbs | Cooler weather, views and lower prices than Beirut and the coast[1] | No prices given |
| Antelias, Monteverde, Broummana | Coast to mountain (Metn) | Lower prices, privacy and greenery minutes from Beirut[1] | No Antelias price; Monteverde, Mansourieh, Broummana and Baabdat: USD 1,000-2,500 per m² depending on the town[3] |
| Faqra, Kfardebian | Ski resorts | Demand surges in the ski season, while year-round living is growing[1] | Faqra only: USD 3,500-4,500 per m² inside Club Faqra; USD 2,500-3,000 outside[3] |
According to one advisory firm, Cedar Keys Estates, asking prices and recorded sale prices in Lebanon are not the same number[8]. R.E.A.L's president told The Beiruter in January 2026 that the 2025 rises came from owners repricing their properties, not from more sales[4].
Has the coast or the mountain recovered more?
The sources disagree, and both sides of the argument name mountain and coastal towns. R.E.A.L, quoted by The Beiruter in January 2026, puts Faqra and Faraya (mountain) alongside the Amchit coastline and Batroun (coast) among prime areas close to pre-crisis prices, about 20% above other regions[4]. Assukna, a property seller, wrote in April 2026 that prices in Beirut, Jounieh, Byblos and Aley are still well below 2018/2019 levels[5]. Both have an interest in the market, and neither publishes a data series.
If you plan to rent the home out, The Beiruter reported in January 2026 that rents have not risen like sale prices. They are higher where expatriates or jobs create demand, and more flexible outside Greater Beirut[4]. We found no rental yields for summer or ski-season letting.
What the land itself can hide
On the coast, the shoreline is public domain. According to one law firm citing Decree 3339/1930, it cannot be registered as private property unless a special decree reclassifies it[6]. A seafront plot should show a clear private title on its Land Registry extract, and a lawyer or the notary should confirm where the private plot ends.
In the mountains, the bigger risk is paperwork. A 2015 report found that land never surveyed, about 25% of the territory[7], including most of Baabda, Matn, Chouf, Aley and Keserwan, is recorded only in mukhtar booklets with estimated plot areas, and that these booklets cause many disputes. Read what surveyed and unsurveyed land means before you look at a village plot.
Natural risk is mostly unpublished. Law 294/2022, which temporarily cuts permit fees for some buildings built to model designs, excludes landslide and flood zones among other areas[9]. We found no public map of those zones, and nothing on heating costs, winter road access or sea-level risk. Ask the municipality and a licensed engineer, in writing, about the specific plot.
How to check a mountain or coastal property from abroad
- Order a Land Registry extract (ifadeh aqariyeh). It is issued by the land registry office for the property's area[11,12], and shows the owner, mortgages, charges and restrictions[13,14]. From abroad, an OMT agent can also provide a copy of the title register if you give the same identifiers plus a mobile number and email address[10,11]. Charges on the record pass to the buyer unless they are cleared first[14]. See how to get the extract and what it costs.
- Check whether the plot is surveyed. The extract shows no area if the plot has not been finally surveyed[11,15]. If so, have a surveyor locate the boundaries on the ground. Here is how to get a cadastral map or survey.
- Ask the municipality about zoning and risk. Ask what may be built on the plot and whether it lies in a landslide or flood zone. This is how to find a plot's zoning and building ratios.
- For seafront property, confirm the boundary with the shore. Ask the notary or a lawyer to confirm the plot is private land and not public shoreline[6].
- Visit, or send someone you trust, in both winter and summer. Listing photos will not show you a ski-season road or an August beach crowd.
It depends on
- How you will live there. A Banque de l'Habitat loan finances only the family's home, not a holiday or rental home[16,17], and an existing owner qualifies only if the new home is at least 25 km from the home you own. For a second home, see where to buy a summer home.
- Whether the land is surveyed. Unsurveyed mountain plots carry estimated areas and more risk of dispute[7]. Ask the Land Registry office for the area what its records show.
- Which coast or mountain. In September 2026 the Cabinet approved a draft law to bar sales in Israeli-occupied towns of south Lebanon; it still needs Parliament's approval[18,19]. See the draft ban on south Lebanon land sales.
Common questions
Are mountain homes cheaper than coastal ones in Lebanon?
Can I buy a plot right on the beach in Lebanon?
Not the shoreline itself. According to one law firm citing Decree 3339/1930, shorelines are public domain and cannot be registered as private property unless reclassified by special decree[6].
Can I get a Banque de l'Habitat loan for a mountain summer house?
Is mountain land more likely to be unsurveyed?
A 2015 report said never-surveyed land covers about 25% of the territory[7], including most of Baabda, Matn, Chouf, Aley and Keserwan. Check the specific plot's extract rather than assuming.
