Short answer

It depends on whether you want mountain air or the sea, and on your budget. One agency, JSK Real Estate, put Q3 2025 prices at USD 3,500-4,500 per m² inside Club Faqra; USD 2,500-3,000 outside[1] in Faqra, USD 1,200-1,500 per m² (new); USD 700-1,000 (older) in Batroun and USD 1,000-2,500 per m² depending on the town in Metn. Asking and recorded sale prices differ, according to one advisory firm[2]. A Banque de l'Habitat loan will not pay for a holiday home, since its rule is family housing only[3,4].

Also asked as: “Where is the best place to buy a holiday or summer house in Lebanon?” · “Best mountain village for a summer house in Lebanon” · “Faqra or Batroun for a holiday home?” · “How much is a chalet in Lebanon?”

This page covers what was published up to 17 October 2026. In September 2026 the Cabinet approved a draft law that would bar sales in Israeli-occupied towns of south Lebanon until the occupation ends, and it still needs Parliament's approval[5,6].

Mountain resorts: Faqra, Faraya and Kfardebian

JSK Real Estate, a Lebanese agency, put Faqra at USD 3,500-4,500 per m² inside Club Faqra; USD 2,500-3,000 outside[1] in its Q3 2025 overview, published in September 2025. The same agency says demand for chalets, villas and gated living in Faqra and Kfardebian surges in the ski season, and that more people now live there all year[10]. We found no published prices for Faraya, Kfardebian or the resort villages of the Bekaa and the Chouf.

Sources give different pictures of the recovery. In January 2026 R.E.A.L, the brokers' syndicate, told The Beiruter that prime resort and coastal areas such as Faqra, Faraya, the Amchit coastline and Batroun are close to pre-crisis levels[11]. In April 2026 Assukna, a property seller, wrote that Beirut, Jounieh, Byblos and Aley remain well below 2018/2019 levels[12]. Neither published a data series.

We found nothing on winter road access, heating or running costs in the resorts. Ask the municipality and the building or club management, and talk to owners who stay through the winter.

Closer to Beirut: Metn and the cooler hills

JSK gives Metn prices town by town: Monteverde at USD 2,000-2,500 per m², Mansourieh at USD 1,000-1,700, and Broumana and Baabdat at USD 1,300-2,000. It says Broumana and Baabdat draw both locals and Gulf-based expats[1]. JSK also says the mountain suburbs of Jeita, Ajaltoun and Ballouneh have cooler weather, views and lower prices than Beirut and the coast, though it gives no prices for those towns[10].

R.E.A.L data reported by The Beiruter in January 2026 show Metn residential prices up 26.11% between 2024 and 2025, with no published method[11]. R.E.A.L's president said the rise came from owners repricing their properties and not from more sales. Read asking prices with that in mind.

On the coast: Batroun and Jbeil

JSK says demand in Batroun has exploded thanks to its coast and its hospitality boom, and that renovated traditional houses and chalets there are popular with locals, expats and Airbnb investors[10]. It puts Jbeil at USD 1,000-1,200 per m²[1] and calls it no longer just a summer destination[10,13]. We found no seasonal rental yields for either town. If you want to let the house while you are away, first read whether short-term letting is legal.

Take extra care with beachfront plots. According to the law firm Kallas, citing Decree 3339/1930, shorelines, rivers and main roads are public domain and cannot be registered as private property unless a special decree reclassifies them[14]. A private plot's Land Registry extract describes the plot and lists its owners and their shares[15,16]. Ask the notary or a lawyer to confirm that the plot you want is not public domain.

Paying for it, and who can buy

Banque de l'Habitat (BDH) finances family homes only. If the home is used any other way, the contract ends and the whole loan, with interest and charges, falls due at once[3,4]. If you already own an apartment, BDH lends only for a new home at least 25 km from the home you own, and that home must still be your family home. These rules were checked in October 2026. For a summer home, plan on paying from your own funds.

If you buy as a foreigner, you can own up to 3,000 m²[7,8,9] in Lebanon in total without a licence, counting what you already own. Foreign ownership is also capped at 3% of each district and 10% of Beirut, and once a cap is reached no further licences are granted for purchases from Lebanese sellers. The details are in the rules for foreigners buying property.

How to check a summer home from abroad

  1. Get the property's identifiers from the seller. Ask for the governorate, district, real estate zone, property number, section and block[15,17]. You need these for any registry document, and for a flat the section and block matter too. Here is how to find a property's number and zone.
  2. Request a recent Land Registry extract (ifadeh aqariyeh). The official certificate is requested at the land registry office for the area where the property lies[15,18]. From abroad, you can ask an OMT agent for a copy using the same identifiers plus your mobile number and email address[15,17]. The extract lists the owners and their shares, mortgages, seizures and pending court actions[15,16]. Our sources give no fee or waiting time, so ask the registry office or your notary (kateb adel).
  3. Check whether the land has been surveyed. If the plot has not been finally surveyed, the extract does not show its area[15,16]. A 2015 report said unsurveyed land made up about a quarter of Lebanon and most of Baabda, Matn, Chouf, Aley and Keserwan, and that it was recorded only in mukhtar booklets[19]. Annahar reported in March 2026 that Finance Ministry Circular 609/2026 of 25 February 2026[20] limits the mukhtar's role for such land to identification. Ask the registry office or a lawyer how unsurveyed land is recorded now, and read the risks of buying unsurveyed land.
  4. See the plot on the ground. Ask the land registry office for the area, or a licensed surveyor, for the plot's cadastral map sheet, and have the surveyor walk the boundaries with you or the person holding your power of attorney. We found no published fee, office or waiting time for this, so ask them first. Do not rely on the seller pointing at a hillside.
  5. Clear charges before you sign. Kallas says every mortgage, seizure, notice of litigation and easement on the folio passes to the buyer unless it is cleared first[21]. Ask the notary to confirm the extract is clean on the day you sign.
  6. If you plan to build, ask the municipality first. Law 294/2022 temporarily cut permit fees for houses built to model designs, limited to 2 floors, 250 m² total, 150 m² per floor, 7.5 m high[22]. It excludes governorate centres and main cities, archaeological and tourist areas, nature reserves, and landslide and flood zones. Ask the municipality whether the scheme still applies to your plot. More on model-design permit discounts.

It depends on

  • Mountain or sea. Prices, seasons and access differ, and JSK's Q3 2025 figures put Faqra well above Batroun and Jbeil[1]. Compare the two settings in mountain or coast, then ask local agents for recent sale prices, not asking prices.
  • How you pay. BDH will not finance a non-family home[3,4]. Ask your bank in your country of residence what it can lend against assets there.
  • Your nationality. Foreign buyers count every property they own against the 3,000 m²[7,8,9] limit. Have the notary confirm your total before you sign.
  • The village's registry status. Surveyed land has a registered area and boundaries. A 2015 report said unsurveyed land was recorded only in mukhtar booklets[19], and a 2026 circular reportedly narrows the mukhtar's role[20]. Ask the registry office or a lawyer which applies to your plot and how it is recorded now.
  • The south. A draft law approved by the Cabinet in September 2026 would freeze sales in occupied southern towns, and no source lists which towns it covers[5,6]. Ask a Lebanese lawyer before you sign anything there.

Common questions

How much does a chalet in Faqra cost?

JSK Real Estate, a Lebanese agency, put Faqra at USD 3,500-4,500 per m² inside Club Faqra; USD 2,500-3,000 outside[1] in September 2025. These are agency figures with no published method, so check recent sales before you make an offer.

Can I get a Banque de l'Habitat loan for a holiday home?

No. BDH loans are for family housing only[3,4]. If the home is used any other way, the contract ends and the whole loan falls due at once.

Is Batroun cheaper than Faqra?

On JSK's Q3 2025 figures, yes: JSK gives Batroun USD 1,200-1,500 per m² (new); USD 700-1,000 (older)[1] and Faqra USD 3,500-4,500 per m² inside Club Faqra; USD 2,500-3,000 outside. Both are one agency's estimates from September 2025.

Are prices in mountain resorts back to pre-crisis levels?

Sources differ. R.E.A.L, the brokers' syndicate, says prime areas such as Faqra and Faraya are close to pre-crisis levels[11]. Assukna, a property seller, says Beirut, Jounieh, Byblos and Aley remain well below 2018/2019[12]. Neither published data.
