Ahla Beit is a property portal for Lebanon, run by Joshua Joseph Khoury, Dubai, UAE. We decide how the personal data described here is used.

Questions or requests about your data: hello@ahlabeit.com.

• Account: your phone number or email address, and the name you give. If you sign in with Google, we receive your name, email address and an account ID from them, nothing else.
• Enquiries: when you contact a broker through Ahla Beit, the name, phone number, email address and message you send.
• Brokers and agencies: business name, contact details, licence details, listings, photos and mandate documents.
• On-site checks: photos an agency takes at a home it lists, with the time and GPS location, to show they were taken at that home.
• Technical: page speed measurements (page type, device type and timings, with no ID attached), and server logs with IP addresses kept for security.

We do not use advertising trackers, and we do not sell personal data.

Your saved homes, recent searches and form details stay in your own browser. We do not store them on our servers.

• To sign you in and keep your account secure (contract).
• To pass your enquiry to the broker you chose (contract, at your request).
• To check listings and search words for scams and abuse, partly with automated and AI tools (legitimate interest).
• To show brokers how fast they reply to enquiries, as counts with no buyer names (legitimate interest).
• To keep the site fast and working (legitimate interest).
• To meet legal obligations, such as tax records for paid plans.

An enquiry goes only to the broker or agency of the listing you contacted. They become responsible for how they use it.

We use these service providers, who process data only on our instructions:

• Twilio: sends sign-in codes by WhatsApp and SMS.
• Resend: sends sign-in codes and notices by email.
• Google: only if you choose to sign in with it.
• Stripe: card payments for paid plans. We never see full card numbers.
• Cloudflare: network security and delivery.
• Our hosting provider in the European Union, where the database and photos are stored.
• Translation and AI providers: listing text only, to translate and check it.

We give data to authorities only when Lebanese or EU law requires it.

• lp_session: keeps you signed in, for up to 60 days or until you sign out. Strictly necessary.
• lp_oauth: holds a one-time security value for about 10 minutes while you sign in with Google. Strictly necessary.
• lp_device: a random number, set when you send an enquiry, that limits how many enquiries one device can send in a few minutes. Kept for 1 year. Strictly necessary.
• Browser storage: your saved homes, recent searches, chosen sign-in method and enquiry details, so you do not type them again. You can clear it in your browser at any time.

We set no analytics or advertising cookies, so we do not show a cookie banner.

• Sign-in codes: deleted within 24 hours.
• Sessions: deleted when they expire.
• Enquiries: 24 months, then deleted.
• Page speed measurements: 30 days.
• Accounts: until you ask us to delete yours.
• On-site check records and invoices: as long as the listing is live, then as long as the law requires.

Under Lebanon's Law No. 81 of 2018 and, where it applies, the EU GDPR, you can ask to see, correct, delete or take a copy of your data, and object to how we use it. Write to hello@ahlabeit.com. We reply within 30 days.

If you are not satisfied, you can complain to the data protection authority where you live.

We store data in the European Union. Some providers above are in the United States; they work under the EU's standard contractual clauses or the EU–US Data Privacy Framework.

Ahla Beit is for adults. You must be 18 or older to create an account.

If we change this notice in a way that matters, we will show a notice on the site before the change applies. The date at the top shows the last change.
